When selling a home, your Realtor will provide you with a list of homework you will need to do in order to get the home on the market. This list typically will include things such as staging tips, paperwork to complete, obtaining a CLUE report, and completing a Property Disclosure form. However, also included in this list are things people often forget about but that is needed information for the buyer to make an informed decision. These items include the following:

  • Home Maintenance Records
  • Home Improvement Records
  • Utility Bills such as water, trash, electric and gas bills
  • Tax bills
  • Warranties for all appliances and any other items remaining with the home

So don't forget that you will need to do a little leg work to provide more information to the buyer. The more information the buyer has, the easier it is for them to make an offer when you are Selling a Home.

Creat a Home Inventory

Create a Home Inventory of your valuables. A detailed list of your home's contents will ensure you homeowner's insurance will cover the items if you should ever need to file a claim. The first thing to do is create a spreadsheet to write all the details on. You will want to include the name of the item, manufacturer, serial number, how you acquired it, date you acquired it and the approximate value.

One of the best ways to do this is as you are moving. Using your spreadsheet, write down each item and the detailed information as you pack. Take photos of each item.

After you create a home inventory, you will want to make duplicate copies of your spreadsheet and the pictures. Keep these in two different places such as a fire-proof safe in your home and in a secondary place such as a safe deposit box, an office or any safe location away from your home.

  4. How can I find out what my home is worth? The agent you select to list your home should have a thorough knowledge of the current real estate market. Your agent will prepare a highest price analysis which includes a comparative market analysis. This will show you what the true market value of your home is so that you can set a competitive price for your home.
  5. Does curb appeal really matter? YES! If a buyer drives by and doesn't like the outside of your home, the will never see the inside. They go on to the next home for sale.
