Home Buyer Tax Credit - How It Works

As we all expected, it is finally official with President Obama signing it into law. The Home Buyer Tax Credit has officially been extended and expanded. The extension is to home buyers that enter into contract before May 1, 2010 and close before July 1, 2010.

The credit amount for first time home buyers is 10% of the purchase price, the maximum amount being $8,000. To qualify a first time home buyer cannot have owned a home in the last 3 years. Single home buyers cannot have an adjusted gross income of more than $125,000 and married couples cannot have an adjusted gross income of more than $225,000.

In addition the new law now provides a tax credit to home buyers that already own homes as long as they have lived in the home 5 consecutive years of the last 8 years! This tax credit is 10 percent of the purchase price, the maximum amount being $6,500, and the same income limits apply.

Some limitations of the new Home Buyer Tax Credit:

  • Applies only to primary residence
  • Cannot exceed $800,000 purchase price
  • The deadline is also extended for US Armed Forces who are deployed

Has anyone watched the awesome NAR video on social media? It gives some great information about social media being a fundamental shift in the way we communicate, advertise ourselves as Realtors, and much more. Some of the statistics are very interesting.

According to the NAR, Gen X will soon outnumber baby boomers. Gen Y and Z consider E-mail passe as a form of communication and 96% of Gen Y has joined a social network. The fasting growing segment on Facebook is females ages 55 to 65 - that's my mom! And 90% of people use a DVR or Tivo their shows in order to skip commercials.

So when we as Realtors look at advertising, I don't think ads in newspapers, online, or print ads are going to be where the buyers are going to find us or the homes we have listed for sale. I would say it will be Facebook or Active Rain!
