Of course, the first thing you will need is more information about areas in Arizona, access to homes for sale (resale and new construction), and information on how to buy a home in Arizona. A Realtor can help you find all this information.
The process of buying a home is as follows:
You want to work with an experienced Real Estate Agent that has your best interest in mind, one that preferably one that is tech-savvy, has internet access, e-mail, text messaging, etc. You will be doing a lot of communicating long distance. Next, hire your agent as your Buyer's Agent. You want full representation in the buying process. (This does not cost you - the seller pays all commissions.) As a Buyer's Agent, your Realtor will work with you to find you the best home to meet your needs, researches homes for sale, negotiates price, accompanies you on home tours, prepares and explains the home buying contracts, and takes care of day-to-day activities.
Your agent can help you buy any type of home, new construction, resale, short sale, and foreclosure.
Once you have selected an agent and found a home, your agent helps you by submitting an offer to purchase the home you choose. With the offer, you must provide proof of funds (typically a bank statement showing the funds are in your account) and an earnest money deposit (typically 1 to 2% of the purchase price). Once the negotations are complete and you have come to a meeting of the minds, you are in contract to buy the home. At that point, the clock starts ticking. During the next 10 days you will need to complete all inspections. Escrow is then opened with a title company who handles the closing. You do not need to be present for closing. The escrow agent will e-mail you the documents to print and you can arrange to sign them in front of a notary public in Canad. Then you will mail (typically overnight) them back to the title company.
Currently, there are no lenders in the US who will lend money to "foreign investors", so in order to buy a home, you must use cash.
