We like to highlight undervalued real estae buys for our clients. Everyone has heard of Providence and Savannah on Highway 380, but Cross Oak Ranch is often over-looked for lack of visability from the major HWY 380.

I remember when I started my new home sales career with Ryland Homes in Little Elm (Wynfield Farms) in 2001. It was a nighmare trying to get in and out of that backwards town. Explosive growth and the Little Elm City leadership refused to widen FM 423 because it would just be ruined in a few years by the amount of cement trucks that traveled on it every day. On the way to work, I remember every 3rd vehicle being a cement truck.

Right or Wrong, it has been a headache to travel that road for the past 6 years. 1 lane in and 1 lane out.

Fast forward to 2008 and big things are happening to open up this area. Construction has already started for a bridge across Lake Lewisville. Additional road projects are widening roads in the area.

To the pioneers and visionaries, Cross Oak Ranch near the intersection of FM 423 and Highway 380 is a great investment. Today, you can find homes in the low $100's. I doubt that will be the case in 2009 as we get closer to the completion of this Lewisville Bridge that will basically connect Little Elm to I-35 just south of Denton saving 30 minutes in commute time to Denton, Corinth, Flower Mound.

I said it once, I will say it again, "THE real estate FORCE is strong in Cross Oak Ranch young real estate buyer." I was out there again two more times this week and I can not believe how much the area is changing. I highlighted 6 homes in the area on my "101 Best Buys" Texas Real Estate widget. You can add this widget to your Facebook, MySpace, Blog or website.

Maybe my cinematography skills will get some attention. My Predictions: Fence sitters for Cross Oak Ranch will need to raise an extra $500 to $1,500 per month to account for the amount of money that they will be losing every month that they do not make a decision. How did I come to this Cross Roads Texas conclusion for Cross Oak Ranch?

Dirt is moving on 2 new shopping centers. The new toll bridge over Lake Lewisville is under construction. New developers and builders are coming in 1 mile North and 1 mile South of the development with $250,00 to $500,000 Homes.

So why are these builders still offering homes from the $110's? I would not be surprised if after Ryland Homes and Pulte Homes and Bowen Family Homes view my report and cross references it with my Cross Oak Ranch 1st Quarter Sales Numbers that they will quickly raise prices by $10,000 across the board.
