I am on the twitter Bandwagon? What do you think?

twitter

Well, I have always thought Twitter was a great program and have been logged in for quite some time. Recently, I have decided to get some more followers for a couple reasons. First of all, I am an aspiring entrepreneur and I thought that if I could get a bunch of followers than when I have something to say more people will listen. I am not going to be a spammer, far from it, but obviously reaching out to more people will help us grow.

I have a lot of good information and am learning constantly. By having a large following, I will learn more from the quality twitterers like you and in turn continue to grow. In my life, it is more about growth than anything else. I feel that as long as I continue to grow in life, I will be successful.

It has been how I have been growing and making mistakes in life that is business. Hopefully curtailing those mistakes with my new friends will streamline this process a bit. Twitter seems to be a pretty big deal these days. I have begun to look at all of these social networking sites in a different manner. No longer do I see these as popularity contests but I see them as a way to show who I am to the world and expose my dreams. Here they are, they are yours for the critiquing but also try to learn something from me.

So follow me and check out my blog as we are becoming a great business. These are real life experiences as they happen. Help me grow and become successful. I wont pitch to you or try to sell you anything. I will help you if I am able to as that is the type of person that I am.

Check it out.

Ethically, in a family argument?

05-21-09
Joey Poltor

Well, I had a pretty good day yesterday. I am not sure as to what is going to happen as of yet but I am pretty sure that I am going to lose a listing that I just got. I got a listing with a very nice commission on it that a family doesnt want anymore. The Mother and Daughter are in a big fight and both of their names are on the deed. Ideally, we would sell the house and I would help the daughter get into a new one that is considerably cheaper.

When speaking with the family, it was easy to see that they were hysterical. Very upset with one another and not even willing to talk to one another. I calmed the daughter down and made sure she realized everything would be alright. Her Mom owned a bunch of restaurants in the area and she managed a few of them for her. After the argument, she was reduced to managing only one store with considerably less pay. So much less that she could no longer afford the mortgage payment, let alone anything else. We are talking about a nice home here.

At the end of the day I had half of the listing signed from the daughter with the understanding that she was probably going to lose the majority of her portion of the $200k downpayment. I next went to the mom. I think that the mom had finally started to calm down and realized the position of the market. Obviously, she is business savvy for as well as she has done with the restaurants.

She asked me to talk to the daughter as kind of an intermediary and I agreed. Knowing that I am pretty slow right now, I sided with Karma and the universe and may have talked the daughter and mother out of selling. The daughter expressed feelings of needing freedom, to which I concur but who knows what will happen. I dont think I could allow anyone other than my wife to have that kind of control over my life though.

Professionally, I believe that they should sell the house, take a small loss - the daughter taking a large loss and the daughter should buy a preforeclosure in a different neighborhood. One that is more in a realistic price range. That way her mother would not have such a lage influence on her life.

What do you think? With the market the way it is, do you think she should make a change? Is there an ethical dilemma on my part by telling her that selling in her particular situation may be a good idea? She told me that money doesnt matter much to her, cutting the umbilical cord is more important. I guess money doesnt matter too much to those who have it, right?

Would you have done what I did and risked losing a listing by trying to get the mother and daughter to reunite and not sell to stop from losing so much of their investment. I think ethically, it was the right thing to do.

Backup or No Backup, That is the question.

05-20-09
Joey Poltor

Well, in this blog I would like to talk about the importance of having a backup plan to your real estate investments. At this point in my life, I have a great backup due to the sporadic nature of this business. Whether or not you make any money in a month, you still need to pay your bills. Credit is also a huge factor in growth in real estate. The ability to leverage, enables you to multiply your returns almost effortlessly, ha!

Personally, I am in the Air Force Reserves. In fact, when I started I was still active duty working full time. I wouldnt recommend anyone getting into the business, to throw away their current job to chase this career. Unless you have a great amount of backup funds , great enough to flip a couple houses and sit on the mortgages for a while, I wouldnt give up my day job just yet. It was a very tough decision for me when I decided to give up my full time job, in fact I was making two thirds of my income in real estate and investments and I still had a difficult time just saying goodbye to the sure paycheck. Well, in today's economy you may not have that same reservation about a secure paycheck with businesses closing constantly and a nationwide 10% unemployment rate. Do you have 10 friends? Do you know 10 families? Somebody is unemployed and can no longer provide for their family. Sad, isnt it? Im sorry if that is you, really I am.

homeless

Well, to avoid being in that position, or to get out of the unemployment position, start planning. What if, should always be on your mind. Off the tangent now and back onto what is going on with the backup or no backup. I have often found myself not pushing as hard as I am able to push because I had enough money for the time being. I was content, as much as I hate that word. Being content is the worst feeling in the world. Why on earth would you want to be content with your life? Being content is not being happy, it is just not being miserable.

Without a backup plan you put yourself in a dangerous position, but with a backup plan you sometimes fall into the "I am fine" mindset which takes away from your ability to succeed. What do you think, am I off? Do you feel like this?

So the question that I can come up with is,"Do you sink or swim, or do you wade into the water?" They say that if you pay your bills now, you will pay your bills always, how do you feel about that? I believe it, I know I always figure a way to pay the bills. Should I give up the backup plan? Let me know your thoughts and tell me how you feel.

Hypnotherapy? Hot or Not?

Look into my eyes. Look deeply in my eyes, not quite anyways. Hypnotherapy is not what you think of when you think hypnotize. It isnt some guy in a creepy suit turning you into a dog or into a chicken. You dont bark or cluck around in a circle for an hour. At least I am pretty sure that wasnt going on when I went through it.

Hypnotherapy at least here in Charleston SC is amazing. I went to Rebecca Shaw down in Mt. Pleasant and Ill tell you she is amazing. Not only is she on a different level of understanding of how the mind worksbut she will blow your mind with the process. She gave up being an engineer for this profession, profound right? She said she had the hypnotherapy and instantly knew that she had to change professions. Trust me if you ever use her services you will KNOW she made the right choice. Well, obviously I endorse her - and she doesnt know about this blog, but lets get onto the experience a bit more (www.charlestonhypnotherapy.com) . What do you think?

So I went to hypnotherapy because I was sitting and talking about life with another Realtor in my broker's class almost a month ago now. We talked about Tony Robbins, and Dean Graziosi, Rich Dad Poor Dad and everything else under the sun. I mentioned I would like to quit smokingunderneath the premise that it will bring me closer to peak performance. Obviously, if I didnt smoke my body would be cleaner and able to run better. So she suggested Rebecca, I said I would try it out.

I called her up and set up an appointment. Once I arrived at the appointment, I was very skeptical because I didnt believe in "those types of things" much like you I imagine? We started off by just talking a bit, me being very reserved at first until I realized she was only there to help me. We talked a bit and she helped me to understand what "hypnosis" is all about.

Hypnosis is a realization with the subconcious mind and thoughts. It is taking you down to where your core beliefs are, below the defense mechanisms and making changes to your core. Are you thinking that wouldnt work for you? Is that a defense mechanism making you think that? I am telling you that is exactly how I felt. We are not that different are we?

In the first session, we talked about quitting smoking and in my imagination she made me talk to my younger self about smoking and whether or not I should start. I told my younger self Id kick my own ass if I started but I guess I was lying. She had me talk to my new unborn child and offer my baby girl a pack as she got older. She made my new baby tell me not to smoke, and that made me feel horrible. Needless to say when I left I felt pretty bad about smoking, but only for the rest of the day. Would you call that a failure, I wouldnt, Id call it a start.

At our next session, I asked if we could talk a bit more about success in entrepreneurship. I wanted to talk about peak performance and how smoking is a barrier on my progress to reach a better life. In this session we began relaxing by her setting my mind on a beach on a Carribean island,a place that I frequent and have family, St. Croix. I could see this like I was standing there. No one on the beach, white sand, crystal blue water, pure bliss. The wind blew softly against my skin and sun warmed me perfectly. As perfect as you can imagine.

beach

She had the younger me and the present me talking once again. I explained the future to myself, my family, our wants and needs. On the beach that day, I felt my body change and my life change forever.

I am writing this post as a means to reach out to my readers and to figure out who I am able to help and who is able to help me. I am an entrepreneur, a real estate entrepreneur. I make mistakes all of the time and I am continually learning. In fact, one of my thoughts on life is to make mistakes. Making mistakes is how you learn and how you grow. I have never had a silver spoon and in fact have built this company from the ground up. I eat, sleep, dream, and love my business and my dreams. I want this business to become the next Coca-Cola, "Ug buys ugly homes" or Century 21 and I will give a lot to make that happen.

This blog is a way for me to track my experiences and for you to learn from my mistakes and bask in my glory with me. I am huge on personal growth and am continually trying to learn so there should be some great information in here for you to laugh at and to learn from. I am also very open to your insight and welcome all knowledge that you are able to provide.

I am open and grateful for all readers but my core readers and friends I hope are just like me. By that I mean all people that have dreams. If you are like me then you are an entrepreneur at heart, you dream of financial freedom and overall we are the people that dream of happiness. You can have what you want when you want it, you are happy and care free because the bills are going to be paid and your spouse and kids are smiling. (Ear to ear baby!)

Success to us, isnt just a goal or another word in the dictionary. Success is the reason we wake up in the morning, success isnt defined as doing great at one thing, yet doing great at all things. Being at peak performance, mind, body, and soul, is the definition of success in our minds or at least that is a portion of the definition. We have a different outlook on life than most people, because we are able to see past the new cars and shiny rims. We are able see the future almost clearly and the steps that we will take. I wish that I could see my steps clearer sometimes. I follow the universe in its entirety so I dont need 100% clarity on my next steps.

You probably dont like negativity and when negative people and attitudes are around. There is no age you need to be or that is too old. I remember sitting at the local REIA meeting www.CharlestonREIA.com listening to an 8 year old little girl that wanted her first investment by 13.
