If anyone thinks they can predict where this housing market is going, be careful.

It is logical, benificial, and makes great business sense for information technology to grow.  There are many benifits, but this outstanding documentory by David Fabor of CNBC is interesting.  

When I see great advice or wisdom, I have to take it in. Real Estate investors today need to show more wisdom, skill, and restraint than ever. Here are some outstanding bits of wisdom you can see from the video below the 12 points of wisdom.

1. Most real estate fortunes were made in times like this.
2. Find a good beginner property and stick to what you know.
3. The best deals are found in your own back yard (area)
4. Start small and don't try to do a Donald Trump deal.
5. The Big Shots get creamed in the end.
6. Buy the block not the house. Location, Location, Location.
7. Tenents buy into better environments.
8. Examine the rent receipts not just the leases.
9. Factor in the costs of your tenants moving in and out.
10. Work with a team. Suggestion: JR McGee
11. Don't call a prospective tenent's current landlord.
12. Don't rent to a tenant that can move in tomorrow.

Many are saying this is a bad time to sell. I disagree. When the stock market was at 10,000 it was a great time to sell even if even though the market was at 14,000. Now the stock market is below 7,000, so those 10,000 prices are looking pretty good now.

In relation to the stock market, we are now doing the same thing in real estate. Todays prices could look very high in the future. This video is very interesting if you are considering the possibility of selling in the next couple of years. You may want to sell now.
