Most of the buyers who come in through my REMAX website are on a slow, careful crawl toward buying a house. However, a buyer came in though my REMAX site last weekend and wanted to see a property the next day. Unfortunately we have a rain/wind storm and had to cancel.
In the meantime they changed their mind about that property but wants to see two others. I met them today to show the two
other properties. The first one we walked into rang their chimes and we're buying it. Best of all it's not a starter home.
What's more the buyer is a retired doctor with 20%dowm.
As empty nesters for more 6 years we are elated that one of our sons is coming to live with us for a few weeks. Even though we both work way to many hours we are thrilled to have one of the kids here for a while.
I remember business pressures when they were young and I wanted to have more time with them; now the business junk is just as intense but we're looking forward to moving him in for a while.
He's a successful businessman himself who travels the world and chose to stay with Ma and Da between trips for a while. It's a blessing to know that my boys know there's always a place for them in our home.
I haven't run into this for a while but Friday I have deja vu. A couple of years ago I have a very high end riverfront estate for sale and a "buyer" wanted to buy it for his wife to be. They came 5or 6 times and discussed alterations and furniture placement. Subsequently he made and offer and couldn't get a loan but, at least for a while, he made his girlfriend think he was rich.
I took a couple to look at to look at building sites. He's going to build, for his girlfriend perfect English Estate on a property with a lovely creek. I showed them the two he wanted to see, which wouldn't work, then showed him a property I know that exactly fills the bill. Girlfiend loved it. It looked like properties we saw along the Avon the last time we were in England. She wants that property and the one next to it. Now rich guy has to find a way to tell her he can't pay almost $200K for the building site. As we're ending our appointment he gives all the signs that we're just going to look at expensive properties so the girlfiend will think he's rich.
The big surprise is he called today and he's buying it. That the second time the scenario has worked out.
I just heard an interview on Fox Business where a representative of Corelogic offered statistics on home prices. Apparently their statistics were in line with other sources so I tend to believe them. The good news is nationwide housing prices declined by only 5% in 3rd qtr 2010. Decline is not good but 5% compared to as much as 24% earlier in the year is great.
Even better, the rate of decline for non-distressed properties nationwide was only 2%; good news for homeowners who have been able to keep the mortgages currrent and aren't upside down. That would mean price declines for distressed properties must be between 5-10% which I think is also good news. In our Springfield and Branson market I'm accustomed to seeing distressed properties being prices as muc
h as 25% lower than non-distressed.
In general non- distressed homes for sale in Springfield Mo and homes for Sale in Branson Mo are selling for 96% of asking price which is a bit of a shock for out of state buyers. Our economy is strong, we're putting in new infrastructure, new business, new homes and some employers are hiring hundreds at a time. That's great for those of us who are already here but means we Realtors have to play counselor for our out of state buyers.
I know there are many other local economies like ours around the country and wish we'd hear more about them as a counterpoint to broadcast media hype. Their glass is not only 1/2 empty it's about to shatter and chards of glass will explode in their face.
