Changes To 1st Time Homebuyer Tax Credit

The initial tax credit created in July 2008 has been modified a bit. These changes will affect homes purchased on or after January 2009 and before December 1, 2008.

1) The maximum tax credit amount has increased from $7,500 to $8,000.

2) Purchasers who use bond financing can now utilize the credit.

3) Previously up to $500 dollars had to be repayed for 15 year, now there is no repayment.

4) If home is sold within 3 years, entire amount is captured in sale. Previously it was within 15 years.

These are the changes that apply to the tax credit available to first time home buyers. If you have any questions about how this tax credit works, please don't hesitate to call or email me. Thanks for visiting my blog.

Why Does Choosing A Title Company Matter?

Those of you who have purchased a home or are in the process of buying a home may think to yourself, "What is the importance of a title company?" The answer would be, it's EXTREMELY important; especially in today's economy.

In recent months there have been many smaller, less stable title companies that have closed their doors. When this happens, if you are in the process of closing a home and have deposited earnest money with a title compan; your money could be held up for months. That is if you are lucky enough to get it back at all. For people who have been saving up for months or even years to purchase a home, this is a HUGE & DEVASTING deal.

Unfortunately this happens, but can be avoided by using a good solid Title agency. Let's face it... We all want to protect our money!! That's why we always use Fidelity National Title. They are a large, stable, well managed company ...not only that, they always provide us with a smooth transaction..

Here are a few more reasons why we choose Fidelity National Title:

•· Nation's largest title insurance and diversified real estate related services company

•· Member of the Fortune 500 & Forbes 500

•· Best Managed Companies in America 2004- Forbes Magazine

Don't Miss Out On the Bank Owned Opportunities!

FREE BANK OWNED HOME LIST....SEE BELOW!!!

It's funny looking back to the 2005 Real Estate market, when you could barely get a sign in the yard before there were multiple offers and bidding wars. Certainly all homes in the valley aren't selling quickly, but the Bank Owned market is booming. Tge homes which are bank owned homes are great opportunities because of the below market pricing. They are great deals whether it's your first home or your 15th home!!

Typically on a great bank owned home a bidding war will ensue. As soon as homes are listed, often there is a multiple offer situation. Not only are bank owned homes selling, a lot of the time they are selling for above asking price.

Don't miss out on the great deals in the Phoenix Valley!! To receive your free list of bank owned homes, please visit http://www.bankownedassetslist.com.
