One thing is for sure...there will always be people moving to Phoenix. Our existing home sale market jumped an amazing 70% last month compared to September 2007. As a nation, looking at the same period there was a 5.5% increase...This is the 2nd largest increase since July 2003 during the 5 year housing boom.
Home resales in Maricopa & Pinal counties was 5,749 last month, up from 3,383 last year in September. Analyst RL Brown believes the Valley hit bottom as far as resale goes about 6 months ago. This is when we were down to about 3,000 sales per month.

REAL ESTATE SALES COMMISSIONS EXPLAINED
Real estate agents are paid on a commission basis. More often than not, both buyers and sellers commission are paid from the selling price of the home.
In Arizona, the standard commission is 6%, but any variance in this is generally tied to the type of marketing done for the home. If the rate is low, the agent may not be doing a significant amount of marketing for the home. If the rate is higher, generally this means more exposure for the home. This should be very clear when you work with an agent. Keep in mind though, you will often times get what you paid for. The average rate is 6%.
Explanation of Commissions
Let break it down..here's an example of a 6% total commission:
In general, the buyer's agent will get 3%, and the seller's agent will receive 3%. The the 3% Listing Commission is to be divided between the listing agent and his/her broker, usually at a 50/50 basis. This means the broker gets 1 1/2%, and the listing agent gets 1 1/2%.
The 3% Listing Commission paid to the listing agent is to be divided between the listing agent and his/her broker again at a 50/50 basis. The broker gets 1 1/2%, and the selling agent gets 1 1/2%.
The 3% Listing Commission + the 3% Selling Commission = 6% Total Commission
For Sale By Owners are still required to pay the buyer's agent a fee. This fee is generally around 3%.
In my office we use a flexible commission structure where we charge as little as 1%. We actually charge 0% if we list the house and you find the buyer.
