Ahwatukee is One of The Best Places To Live..

Apparently it's a hidden secret. I remember I lived in Arizona over a year, before I even heard anything about Ahwatukee. We began searching for a house and a friend of mine said, "Why don't you look in Ahwatukee?"

I said, "Ahwa-what?". The rest is history. We found a home that we loved and have been in Ahwatukee ever since. It's kind of a hidden gem, if you will. It is technically a part of Phoenix, but is know as Ahwatukee. We often get questions about what zipcodes are part of Ahwatukee, so here's the answer. Ahwatukee includes 85045, 85044, & 85048. 85045 contains primarily the Club West Master Planned Community. 85044 is East Ahwatukee & Mountain Park Ranch, while 85048 is the Foothills or Central Ahwatukee.

The people in the community are very friendly and it's a beautiful area. It's also a great place to raise a family. There are some of the most amazing schools right here in Ahwatukee. If you would like more information about moving to Ahwatukee, please call me at 602.714.1012.

Foreclosed!!?? When Can Borrowers Expect To Be Eligible For Financing Again???

Effective Oct. 3rd Country Wide made some changes to their policies on short sales & bankruptcy.

  • For those who have had either a short sale or preforeclosure, the seasoning period is 2 years.
  • For a Deed-in lieu of Foreclosure the time period has been reduced to 4years, however there will be some restrictions after the four year period and up to 7 years following the completion. Additional requirements include:

Must contribute the greater amount of either 10% down or the minumum required for the loan program.

For rate and term cash out refinances the time period must be 7 years or greater.

Country Wide has also made some guideline changes regarding bankruptcy. If you are interested in more information, feel free to call me at 602.714.1012. I work with a fantastic lender that would be glad to answer any and all of your questions. I'd be glad to pass his information on to you.
