Without a doubt, the KENNETT AREA YMCA,
holds a special place in my heart. I've volunteered there and worked as a yoga intstructor for more than 10 years. It was recently voted the #1 YMCA IN AMERICA - twice in two years! Very amazing
My son Ben was a camp counselor this past summer and the stories he brought home of the joy this experience brought to children of all kinds of needs and backgrounds was heartwarming
This Y is part of the Brandywine Valley Y system with wonderful facilities in West Chester, Jennersville, and Coatesville
It makes profound differences in the lives of families in our communities, and particularly with youth. The GOOD KIDS CAMPAIGN is a great way the Y supports children in the community and next week is the annual benefit dinner to raise money.
There's still time to make a donation Here are a few things the campaign supports

Imagine living in a development of single family homes (all "20 something years old) surrounded by exquisite flowers, majestic trees, dazzling fountains, extravagant conservatory, with a price tag in the high $400ks -$500ks

Dalkeith Farm neighbors world-class cultural attraction, Longwood Gardens, just outside Kennett Square, PA.
Its two-story traditionally designed 4 and 5 bedroom homes, set on lots usually.7 to 1+/- acres.
Some have inground pools. There wide expanses of open space, owned by Longwood, and storybook views in all directions.
Convenient to the major commuting artery, Route 1,it also provides easy access to Rt 926. Kennett School Disctrict
You can sit on your deck and watch spectacular fireworks in the summer. An inexpensive neigbhorhood pass at Longwood means incredible walking trails.
You are close to lots of shopping, restaurants, several grocery stores: Wal-Mart TJ. Maxx, Starbucks and fast food restaurants are close.
So is the historic boro of Kennett Square Mushroom Capitol of the World. Here's there's a friendly small town feel with Friday Art Strolls, unique eaterys from La Michoancana Ice Cream (guava and cream) to gourmet Talula's to my favorite, the Kennett Senior Used Book Shop. Unique gift and jewelry stores, a phenomenal place to buy Oriental and other unique rugs, home furnishings, accessories at Holly Peters. There's always a festival going on in the fall its the Mushroo FEstival and Brew Fest, the Christmas parade, Cinco De Mayo, and on Fridays, a great Farmer's Market.

I was so happy to find a new owner for this great 4-bedroom townhome in beautiful Balmoral,
one of Chester County's must consider developments
The community has mixed housing styles in Kennett School district and strategically placed along Route 52, aka Chateau country.
Price range from the low $200s to the mid 400s depending on style - townhomes, twins or single family homes.
Commutes are easy south to Wilmington, DE or north and east to West Chester, Media, Philladelphia or King of Prussia, PA. West is Kennett Square with its small town feeling
Single homes, twins, and townhomes (from 15-18 years young), all exceedingly well maintained sit on one of the largest and most lush pieces of community space among those with Home Owners Associations (HOA). In some properties kitchens and bathrooms have been updated; others not - which can make prices vary.
Buyers coming from Delaware are often surprised at the monthly HOA fee of $340, but wait til you hear what it includes!!!! Value is high for maintenance free living with all exterior maintenance except windows and doors covered. And the rules state "special assessments" will never be levied. This means if the snow removal bill runs over, you aren't asked for more money. When roofs need to be replaced, which is going on now, you are covered without a special fee and, there's a community sewer system that your fees include. It also includes trash, snow removal, lanscaping and importantly insurance. All you need to do is insure the inside of your home - a huge savings if you're coming from a large single family home.
Single family homes
are still selling quickly here in the low to mid $400s, along with poular twins.

Townhomes are mostly 3-bedroom with the occasionally 4 bedroom, range from 1800 sq' to more than 3000 sq'. Many basements are finished offering additional living space.
One of the top selling features here is the open space and that your views are rarely of someone else's home.
There are ponds, woodlands, wildlife, rolling meadows and a wonderful mix of neighbors from single professionals to families with children.
You're close to Buckley's Tavern, in Centreville, Delaware, a watering hole of famous, or is that infamous reputation.
And further down is Winterthur Museum, and Country Estate
and the Delaware Museum of Natural History, a great place for kids of all ages
Grocery shopping is a snap along Route 1, and in this part of the country there is always a back road to get you there faster, and it's so scenic.
Lots of cyclists and runners are out.
If you'd like a list of what's available in Balmoral, or are thinking of selling your Balmoral home, call me at 610-764-3062 or email jroosevelt@kw.com for a consultation.
My friend, yogini and yoga instructor extraordinaire Disha Mattive
leads a phenomenal way to clear away the fog from all this inside time with the kids .
