REALTORS may reduce risk for the client and themselves if they remember these key points regarding disclosure:

  1. Sellers are required to disclose all known defects about the property even if they are exempt from completing the seller's disclosure form.
  2. Sellers are required to disclose all known defects about the property even if the specific issue is not identified on the seller's disclosure form.
  3. REALTORS are required to disclose adverse factors readily apparent to someone with expertise in those areas required by their real estate license even if the client tells them not to disclose that factor. Your obligation to your client only prevents you from disclosing information which is confidential (as defined by state law). Pertinent facts about the property are not typically confidential.
  4. By law "A signed and dated copy of the property disclosure statement shall be delivered to the buyer-- prior to the signing of an agreement of transfer by the seller and buyer with respect to the property.

On Friday Oct. 2 from 6 p.m. to 9 p.m. come stroll the downtown streets of Historic Kennett Square and enjoy refreshments, live music, dining and visits with artists.

The Brush & Palette at 123 E. State Street will be hosting "Cock-a-Doodle-Do" Group Show. Meet the following artists: Bellenger, Cannon, Cheeseman, Guthrie, Kevis, Kreuzberger, McNelly, Myers, Peterson & Peterson, Rigby, Rush, Silver, Thomforde & Yeoman from 6-9 p.m. This mixed media show is sure to be a "hoot" of a show. Longwood Art Gallery at 200 E. State St. is having a show for Michele Byrne titled "The Art of Conversation." Michele was the Featured Artist at the 2009 Immaculata Art Show this past Spring. The Artist Reception is Friday evening from 6-9 p.m. The Gallery invites "strollers" to meet Michele and have wine, cheese and great conversations while browsing.

Flickerwood Wine Cellars will have live music with John and Andy Fazio from 6:30 - 9:30 p.m. Also The Creative Taste Series presents the Artist Reception with Local photographer Barbara Daugherty - Smith. She is presenting, the Beautiful and the Beastly, "The Reconstruction Series." While there be sure to try their wine pina coladas.

Local musician Bill Rose will be playing at Kennett Square's newest cafe -- Cafe Lindo at 109 S. Broad St Join 84-year-old Alan King at The Paper Market, 103 W. State St., as he sings songs and tells stories about growing up in the depression. Union Field along the waterfront in Chester, PA (Del County) is a soccer stadium that has been in the works for some time.Scheduled to open spring 2010, the MLS club, Philadelphia Union and Philadelphia Independence (women) are to call the $80 million stadium home .

Meant to be an economic catalyst for the area, there is to be a riverwalk with various entertainment, retail, and residential projects .About a dozen residents from the Union Square neighborhood, directly across from the stadium came to a a city planning meeting to chart the future of their home. The city will use the input gathered from residents over the past two weeks to craft several possible visions for the area.

Held at the Chester Senior Center it was the second step in a $67,000 urban design study on the neighborhood. Union Square will be the most affected by traffic and activity at the stadium, The neighborhood is also isolated from the development by Route 291, which cuts between the residential area and the waterfront projects. With this study, city officials hope they can plan a way to foster positive connections across the highway and revitalize the nearby blocks.

Nemours Mansion & Gardens, built in 1910, is one of those grand treasures in your own backyard that just has to be discovered.

Some $39,000,000 was spent over the last three years to restore Nemours to its resplendent majesty. Ironically the 47,000 square foot manse originally was built in 18 months.

Architects Carrere and Hastings created this palace for black powder magnate Alfred I du Pont. They also designed the New York Public Library, New York City's Frick Mansion, and Whitehall, the Henry Flagler Mansion in Palm Beach.

It features the largest formal French garden on this continent, patterned Marie Antoinette's famed Petit Trianon at Versailles. One of the highlights is the magnificent statue Achievement - covred in 23 karat gold ---designed by French artist Henri Crenier.

Presented as a "home", not a museum there are 70 rooms spread over 5 floors - an acre under roof. Furnishings include rare French 18th century furniture and a wonderful individual collection of great art.

Paintings in the collection are by artists that include J.M.W. Turner, James Peale, Charles Willson Peale, Peter Breugel the Younger and Frederick Remington. Decorative objects are by Tiffany, Limoges, Wedgwood, Sevres and Royal Crown Derby.

The lushly landscaped grounds and woodlands encompass 222 acres with wildlife that includes red fox, white tail deer, blue heron, red tail and red shoulder hawks, orioles, merganser ducks and native yellow-eared sliders.

The original estate was fully self sufficient with orchards, vegetable gardens, a dairy herd, beef cattle, greenhouses, a power plant and even ice-cream making machines. This landscaped jewel in the Brandywine Valley is a fitting crown for the legacy of Alfred I. duPont. His philosophy was one of kindness, fairness and responsibility. He believed that "it is the duty of everyone in the world to do what is in his power to alleviate human suffering." The charitable trust established though his will became the Nemours Foundation and continues to improve the lives of children to this day.

He asked that Nemours Mansion & Gardens be preserved and improved upon for the pleasure of the viewing public. The restoration of the Mansion & Gardens is true to the trust that Mr. duPont placed in the hands of his trustees.

Tours: The Mansion and Gardens will close for the season on December 31st, 2009 and re-open on May 1st, 2010.

I discoved the whimsically elegant childrens store BEDGUGZZ in Kennett Square, PA yesterday and it was delightful. The latest gifts, toys, clothing, furnishings.

Purchased "peepee teepees" and a talking duck for clients who just had their first child. They went wild over the gifts.

Found out there is a Girls' Night Out tomorrow, Thursday, September 17, 2009 from 7 -9 p.m Wine and nosh from the fabulous Talula's Table.
