I Should Have Listened

That's the words I heard the other day from a friend of mine. I went to over his house the other night to hang out. When I arrived he says to me "you're not going to believe this, I think my water heaters leaking."

This was somewhat a little more significant than usual because he is in the process of getting ready to sell his house. Talk about bad timing.

I said "let's go take a look at it and see what's wrong."

I was hoping it was a dripping TPR valve a quick, cheap and easy fix. It wasn't, the tank was cracked and leaking.

I told him it was shot and he had to get a new water heater. He then says to me "I remember you telling me when we did the inspection I should just change the water heater because it was old. I should have listened to you and just got a new one."

Well of course I couldn't help but tease him a little. I then offered to help him put in a new water heater.

This made me wonder how many times people do not heed their home inspectors' advice and end up with a similar situation or worse. Ignoring for example an old heating system can leave you scrambling in the middle of winter to find a new furnace while your house becomes an ice box.

Home inspectors are not fortune tellers and can not see into the future, but the information we provide is based on experience and knowledge. It is meant to inform and protect the client if they heed the advice.

The Cook Probably Wouldn't Know

Not a waffle makerI'm no cook, but I can hold my own at the stove. With breakfast being a favorite of mine to whip up especially on a Sunday morning. One thing I have never made is waffles, never owned an iron.

So here's a little something from a home that you may have seen or maybe you have not. No it's not for making waffles and if you tried to use it for that it wouldn't be very tasty.

So can you tell me what this is?

Form Over Function

As a home inspector the function of the home and its associated components are my main focus during an inspection. Forget the bright pink walls (BLEECH!) or the funky décor, it don't matter to me. After all my job is not to determine if someone has bad taste, which is a matter of personal preference, but how things work in the home or if they are safely put together.

Often times a "problem" has been solved by a homeowner that inhibits the function of the component. Sometimes the fix can actually be dangerous.

Take for example this solution to an eye sore in this condominium. I would have to agree an electric panel is not much to look at. Especially smack dab in the middle of the hall.

I know, I know you are looking at this picture and saying "what's the problem?"

It's a little hard to see, but what this homeowner has done was put wall board joint compound around the metal rim of panel. They have covered up those unsightly screws and ugly metal boarder. Unfortunately you can no longer remove the cover from the panel. I know I was given permission to try. No way was that baby coming off.

I'm thinking wouldn't hanging a picture over it been a whole lot simpler?

Higher Cooking

Home appliances are components that most inspectors will check during a home inspection, but are often not a required part of the inspection. Most Standards of Practice do not mention house hold appliances or exclude them from the inspection.

I do check the kitchen appliances during the inspection. The cook top is where I frequently find a problem, specifically the clearance to the microwave-range hood.

The minimum clearance should be 24 inches to the bottom of the hood -microwave unless the manufacturers installation instructions state otherwise.

This is problematic during an inspection since the installation instructions are almost never available for reference. The only thing to do is go by the known standard and let the homeowners produce, if they have them, the installation instructions.

Sometimes the defect is very obvious such as in the first photo. This microwave was so close to the cook top a larger pot would not fit underneath. When viewing the underside it was apparent some melting was occurring. Not good!

The second micro - hood looks okay, but the tale of the tape says different. This was also a brand new unit in a vacant condo so there were no signs to indicate if a problem might potentially exist.

This may seem like a small issue, but damage to the microwave-range hood or even a fire could occur if left uncorrected. It is always best to cook food not your range hood for dinner.

A Daughters Wisdom

The other day we had some wild and dangerous weather pass through my area of Wallingford Connecticut. Very severe thunderstorms and even tornado warnings. A tornado actually touched down in the town of Shelton not more than 10 miles from my home.

It was early evening and the storms had moved on when my youngest daughter began yelling, "Come here quick a rainbow!"

Sure enough there was a beautiful rainbow in the early evening sky. I actually got a shot of it with my not so sophisticated camera.

My daughter's excitement continued after we had all arrived to gaze at this beautiful natural wonder. She said, "Can we go find the pot of gold at the end? Then mommy and you won't have to work any more and can stay home and be with us all the time."

Out of the mouths of babes!
