I can't count how many inquiries I have received from investors, friends and family as to where to find a good investment. The question typically starts: "James, the sales market is looking like it is near the bottom--do you have any sure fire bets on where to buy a rental"? Well, if I knew exactly what investments would pay off I would make it a full time hobby and forget work altogether. What I do tell those who ask is what areas in Natomas--North and South--that I find easiest to rent. If you take a look at a map and make some distinct boundaries--certain areas of Natomas absolutely rent easier than others. A quick guideline for areas that rent easiest in South Natomas is anything North of San Juan Blvd and West of Northgate Blvd. North Natomas has newer homes that generate more interest from qualified applicants. I am having excellent success renting a wide variety of Natomas rentals in the month of October. Older property in South Natomas as well as newer property in North Natomas are all renting up to qualified applicants in less than 30 days. The song remains the same: price the property properly and the good applications will come! This past week I picked up two new accounts in Natomas--one is a 2 bed 2 bath Condo at Syrah, the other is a 3 bed 2.5 bath home in Natomas off West River and Orchard drive. Both properties took deposits in the same week I picked them up.
