Natomas rentals doing well

Even as the kids return to school the Natomas area is still attracting qualified applicants. The inventory is still strong which has reduced rents 3-5% but the vacancy times are not suffering when the property is marketed competently. As always, know your market and price your rental properly.

Opportunities in Campus Commons

Campus Commons is the prestigious community near California State University Sacramento--the area is heavily owner occupied but as of late there are a few rental opportunities for prospective residents. These properties are all well maintained with full access to the private community pools, parks, tennis courts and more!

Reminder to properly document your rentals

Taking the steps to properly document the rentals we manage is crucial. Often as managers we turn over the same property several times. While we walk the familiar property it can be tempting to over look certain aspects of the newly vacated property. Using check sheets, taking digital pictures and following a consistent protocol is necessary to properly document the condition of the properties we manage.

Late summer push good for tenants

Within the past 30 days we have had an increase in new accounts as well as existing tenants moving out of our rentals. The increased inventory of vacants is beneficial to prospective tenants as rents decrease. While rents may drop 3-5%, the number and quality of applicants has remained steady. Good tenants can be found in affected areas like Natomas, Sacramento, Carmichael, and Roseville--just remember the golden rule: know your market and price your property accordingly.

Carmichael rental market update

I have been very successful in renting out single family homes in the Carmichael area this month--typical vacancy time has been 3-4 weeks which is good in this economy but about average for this time of year. Rents are ranging from $1250 to $1500 for 3 bed homes (the latter is for larger homes with well manicured lots, upgraded, etc). Applicant response is very good in comparison to some other communities.
