As usual the list of available properties increase with the outside temps. Investors are purchasing rental property and tenants do what they when the weather improves--they move. June 2009 is no different for Natomas and the surrounding communities. With Westlake now the dominant neighborhood offering prestigious properties within its gated community--AND full access to the pools, fitness and Club House for tenants--other nearby areas like Natomas Park and Regency Park are seeing rents drop by 5% or so compared to last summer. The homes are still excellent and functional in other parts of Natomas. The challenge is that rents in Westlake provide more bang for the tenant's buck.

With Homepointe Property Management, we offer two main services for our owner clients: standard management or placement only. The vast majority of investors hire us to place tenants and manage their property. In the recent months I have been working with more owner clients who only want us to place tenants for them. Their motivations vary but the bottom line is the perceived savings of self managing. The thought is that by hiring a professional company to market, screen and place a tenant--the hard work is over and the smooth process of managing the home begins. This can happen; however, more times than not the tenancy period can be challenging and frustrating itself. Tenant are "married" to you for the length of the lease. Having an agent is a buffer if the personalities do not match up. Without the agent, business decisions often become personal as the tenant can prey on the inexperienced owner. As a Homepointe property manager I place a dozen or so families a month and manage hundreds more day to day. I am trained to answer the hard questions in order to protect the investment and keep the tenant content. While saving on the monthly management fee sounds appealing--navigating the pitfalls of property management can cost you your time, energy and perhaps unnecessary cash.

Cheap and very easy: internet blogging is proving to be an effective tool to generate new business. Today I received a lead from a Bay Area sales agent who found me via the web--a few minutes and a few words produced a new account. I am even getting feedback from current owners and tenants who read my blog for neighborhood updates. In this economy, agents cannot get enough exposure--take advantage of the internet! The communities within Roseville and Lincoln continue to be sought after by high end clientele. Whether it is Sun-City or Cirby Hills, the beautifull properties that surround our Roseville office are a privilege to work for. New development in Downtown Roseville with restaurants and a growing night life such as found at the Boxing Donkey Irish Pub is an indication Roseville wants to keep their residents at home in local establishments. Qualified tenants are noticing and making the move to these communities.

The entire Natomas region is performing very well in May. Despite the loss of tenant rights to use the Natomas Park Club House, the homes are still finding well qualified tenants. Rents have suffered by a few percent in Natomas Park specifically though it is difficult to pin point whether the decrease in rents is due to the lack of Club access or the economy in general. The bottom line remains the same: know your market and distinguish your rental by pricing it properly--good tenants will find you.
