"I had great credit but I was not having any luck being able to get to the best deals BEFORE they were already pending sale. Joel recommended that I start looking at some homes that needed work that may not be able to be financed the traditional way as certain things were not up to mortgage lenders approval. So we began sifting through the fixer uppers and found a few that were really bad and a few that just needed a furnace or roof repair. I finally stumbled upon the house that I knew would be for me if I could get financing for it. At that point Joel gave me a power point presentation on a Mortgage Program called the FHA 403B and it explained exactly what I would need to do qualify for this type of mortgage.
