What's Interesting about Interest Rates

Interest rates have everyone talking - how high are they, how do they affect me, what is the best rate, etc:

  1. For most home loans they are currently very good. Today the rate is about 6.25% for a qualified first time home buyer purchasing a home in the $100,000-$150,000 range. Although rates are fluctuating more rapidly than in the past several years (possibly .25 point per day or more), they are still historically very low.
  2. The lending rates affect all buyers. For example compare the difference when borrowing $100,000 at 6% vs 6.5% on a 30-year fixed loan. The seemingly small .5-point difference could amount to over $11,500 over the life of the loan!
  3. The best rate is very personal. Interest rates are calculated individually using many criteria. That is why it is vital to work with a qualified mortgage lender who can help secure the best rate and program for a buyer's needs.

So don't listen to the chatter about rates. Become an informed buyer so that your home puchase will make dollars & sense!

Local statistics for the Green Bay market in September of 2008 show an average list price of about $163,000. Areas surrounding Green Bay also have similar figures.

Building A Better Community - Habitat for Humanity

Green Bay is known for many good things, one of which is our active volunteer community. One of the groups that works with and for our citizens is the Greater Green Bay Habitat for Humanity.

This local chapter was founded in 1987, and since that time has been helping homeowners build modest, adequate, & affordable housing in the Green Bay area. This work has been accomplished by the organization, home owners and many volunteers. In 2007 alone, 1400 volunteers gave 16,000 hours to help 7 families build their homes.

There is room at Habitat for everyone and every skill level. Volunteers can help GGB Habitat with:

  • Construction
  • Committees
  • Family Advocacy

Home Buying 101

When purchasing a home, there are many things to consider. It's so easy to get caught up in the 'thrill of the chase'. But there are steps to follow to make the buying process simple and successful. And it starts with a little 'Home Buyer's Homework':

  • Work with a real estate agent - he/she will guide the entire sales process - from locating homes, to writing the offer, to the closing of the sale
  • Get pre-approved - talk to different lending institutions and choose the best program for your needs; this will also help you and your realtor to find homes in the correct price range for your budget
  • Have money set aside to cover costs involved in the purchase - i.e. down payment, earnest money, inspections, insurance, etc.

A small amount of preparation can make the buying experience much easier, and less stressful. So get ready, and then get shopping!
