New Construction in Mobile County Deals

BABY BOOMERS TRENDS

Although many Baby Boomers will stay in the home they have lived in up to retirement, there are millions who will do something different. A large percentage will move into senior communities to be able to share activities of other folks their age. This can mean stand-alone housing, apartments, or condo living. At the same time another large percentage will move toward what is often called zero lot line homes (also referred to as patio homes). Presently there is a great shortage of this type of housing in the Greater Mobile Alabama area. Whoever steps up to the plate and fills this need, will be rewarded well. There is a large untapped market in zero lot line homes. There are also many other Boomers who will want to jump on board when they see the homes are available.

INFLATION IS COMING

With the Federal Government printing trillions of dollars and borrowing trillions of dollars, pretty soon you're talking about some serious money! Anyone who has taken economics 101 knows that we are absolutely certain to have inflation as a result. The result will make some home owners feel good to see the "value" of their home go up. Keep in mind that the bigger price they get when they sell is in inflated dollars. It will also become more difficult for buyers to afford a home--any home. To try to hedge against what is certain to happen, it is wise to invest in real estate. Look for the next crisis to be in about two years when we will all be crying about run away inflation.

SHORT SALES

When a home owner must sell and the value of the property in today's market is less than the amount owed on the mortgage, we often have a "short sale". This means that the mortgage holder agrees to accept less than is owed and will count the mortgage as paid. The short sale helps by avoiding the time and cost to the mortgage company associated with foreclosure. It helps the home owners because it is better than having a foreclosure on their credit records. If you think this process would be helpful in your case, call me and we can talk confidentially and with no obligation.

TANKLESS WATER HEATERS

Did you ever wonder how much it costs to heat water in your home? The water heater is one of the biggest energy users. Why should you have hot water in the middle of the night or when you are out of town? Also the water you must run until the hot water starts to come out was also once hot. It got cold and you still paid for it just as if you had used it. Point of use tankless water heaters are now very inexpensive. Some models big enough for a kitchen with a dishwasher run just over $100. Larger units for a bath room with shower run a few hundred. They will pay for themselves in short order. Check with Lowes, Home Depot, Ace, or your favorite plumbing supply store for the cost and how much for installation. You don't have to be a tree-hugger to be smart enough to stop wasting energy.
