Hello again,

I hope everyone is doing well and that you found Part 1 of preparing a house for sale helpful and informative. As I mentioned in the first blog these are both things I have done, and other colleagues of my have done and found to be success-full. I hope you enjoy part 2 and if any one has anything to add please feel free!

HELP THE BUYER PICTURE THEMSELVES LIVING IN THE HOME

-Keep all rooms in pristine condintion

-Make sure none of the doors squeak, there is nothing more annoying than a squeaky door

-Postion the furniture to maximize the rooms potential

-Eliminate clutter from around the house

-Keep toilets clean

-Clear the counters of appliances

-Clean the appliances

-Remove any and all signs of pets befor showings

-Make sure all lights are working properly

Preparing a House for Sale part 1

In this tough market we need to do everything we possibly can to make our listings appealing. Over my next few blogs I will provide some tips I have used, and that other Realtors have suggested for me to do to make the home more desirable to buyers. I hope everyone finds them use full, and feel free to add ideas of your own!

Maximize Your Curb Appeal

-Repaint the front door and Trim. Possibly the whole house if it is needed

-Move all garbage cans,extra building materials, gardening supplies, and etc. out of sight

-Check gutters and roof for dry rot and leaks

-Maintain\Prune all bushes and trees, remove any dead shrubbery

-Weed and maintain all planted areas

-Clean all outside entertaining areas decks, patios, etc. Make sure there is no clutter!

-Check and repair all screens and windows

-Check and repair all fences and gates to make sure the are in proper working condition

-Clean swimming pools and jacuzzi (if present)

-Check external structures such as sheds, make sure they are attractive, not an eye-sore or hazard

-Use driveway cleaner to remove all oil spots in driveway and garage

-Replace old dated doormats with new attractive ones.

Tuesday December 16Th Coldwell Banker United Realtors Will be outside of Greene's Liquor Ringing the bells to help the Salvation Army collect money for the less fortunate during the holiday season. GAMECOCKS ARE BOWL BOUND

After a miserable loss to Clemson the Gamecocks will have a chance to redeem themselves in the Outback Bowl againts thhe Iowa Hawkeyes. The Game will take place in Tampa, Florida On January 1, 2009 at 11:00am on ESPN. I am thrilled at the fact the Spurrier has put his pride aside and is going to start the quarterback who gives us the best chane at winning! I myself am optimistic and am hoping to start off the New Year with a Gamecock win, which will hopefully set the pace for the 2009 season!
