I've been reading back over some previous posts.. In this day and age when Appraisals and timing are everything, this post points out how important it is for everyone to be working on the same page to get a transaction closed.
This post said it so well.

The closing was scheduled for a Friday because the contract would expire on a Sunday.
My Sellers made arrangements to come in from out of state and remove their belongings from the seasonal home.
One of my buyers had a health procedure that had to be performed on the day of closing and they were driving in from out of state also... so everyone agreed to extend the contract until the following Friday. The only day that they can be there is the new contract expiration date.
My sellers found a property that they wanted to purchase, made their offer. We had to close on the new contract expiration date.
2 days before closing.... lender is still waiting on appraisal... due to delays that we won't discuss here...
Last day prior to closing... appraisal is turned in, in the AM. It's held up at the office that distributes the appraisal orders. Lender gets in it in the PM. It goes to underwriting.
I'm calling both buyer and seller, saying that we need to look at plan "b". No one is happy. This could cause havoc on both sides, especially the Sellers.
4:50 PM, Loan Processor calls me... everything has been approved.... we're closing the next day. She instructs me to call my clients so that she can get some more work done on the transaction.
First, I call the buyers because they have to pick up the certified funds and drive in to be at the closing the next day. He's still not sure how much to make the check for. We talk about it and decide to have him bring 5K extra above what we expect and the closer can refund any extraa. He has me to fax the details of the needed check to his bank and he takes off driving to the bank. He later tells me that when he got there, the lobby was closed, and they were closing the drive-in. They told him that they don't usually do certified checks through the drive-in but they had received my fax and knew him so they would do it.
Next I call my Seller. They are so relieved... much at stake here with their other offer.
The attorney doing the closing does NOT usually close in the PM on Fridays because if anything causes a delay, the next day to correct it or take care of it would be over the week-end on a Monday.... so he just does NOT close on Friday PM.
The next morning I call closer. His office will call me when they the closing docs... 9 am, no closing docs.... 10 am no closing docs.... 11 am no closing docs.... 11:15.... CLOSING DOCS!! Lender calls me to tell me that they have sent them. 11:45... I have NOT heard from closer. I call to make sure that they have them. YES! They are working on it and they are going to do a closing in the PM ... they are aware of the situations and they are going to do what they can to close.
Buyers are here, got here after midnight.
The closer says that they are going to make an exception and close in the pm...expect to close in the early afternoon. I call buyers and sellers and schedule the final walk-through at 1 pm.
1: 45 pm, closer calls me... He is ready to close. I tell him that I will be there as soon as I can get clients there.
2:15, Everyone at the office to close. 3:45 pm, we are finished. Closer has to get the deeds to the court house and the checks to the bank by 4:00 pm. Good thing the court house and bank are very close. Sellers have to get some papers and funds wired by 4 pm also.
Closer and Sellers take off to accomplish their necessary errands. Buyers and I go back to their new house. Sellers will be there as soon as they take care of their errand. It turns out that both the closer's secretary and the sellers were at their respective necessary places just as doors were being locked. They got in and got things done. I still do not know how the closer got to the court house AND the bank in time!
Sellers went back to the now sold home, hooked onto their trailers. Everyone is happy and excited... everyone got what they wanted... We had several conversations about God's timing with both buyers and sellers on this one and both sides give Him the credit!
Sellers drive away... Buyers spend the week-end in their new seasonal home.... Broker and Broker's husband head for their quiet wigwam for a much needed no-tension week-end.
