I think we would all agree that the lenders are sitting on a stock pile of REOs that will eventually be released.
How they will do it, or when is anyones guess. Will they flood the market and drive prices down even more? Will it be a steady stream of controled release as bank owned properties sell? Will they put property managers in place and lease some of these holding until consumers are again qualified to buy?
Who knows? I only know I will be part of what happens, and I am getting ready to embrace the change, when it comes and work with it not against it to the best of my abilities!

THANKFUL THURSDAY
Well here we are in November!!! I know we are all busy, not enough hours in the day, so much to do.
I would like to invite you to take twenty minutes from your busy schedule before this week ends, and plan an activity that will help or benefit people in need on or before Thanksgiving day.
It's something we all want to do, how many times have you thought about it and let the season pass without making that contribution you wanted to make?
I am going to google some local charitable organizations I know of as soon as I post this! We have Saint Vincent Depaul, many shelters that help the homeless here in Phoenix where the weather tends to draw homeless folks here in the winter months.
We can visit the children's ward of a local hospital, or a senior center. Water, blankets, jackets, to the homeless shelter, serving a meal , committing to assist with a wish list, donations of food or cash. We can all find some way to show our gratitude by sharing with someone less fortunate.
Best of all, it not only helps those in need, it helps us remember to be ever thankful...
HOME SALES HIGH FOR OCTOBER IN PHOENIX
The rebate program has created a last minute rush of first time home buyers here in the greater Phoenix area. Home sales were unseasonably high for October according to newly released statistics.
The consensus is the tax rebate set to expire Nov. 30. (Until yesterday when Senate passed an extension on the tax rebate) and the fact that everyone would agree that prices have pretty much hit bottom in Phoenix and outlying areas has prompted people to pull the trigger and buy!
Most of the sales were in the 100 to 150k range. A far cry from a few short years ago when an entry level home price was 200 to250k! I can remember not being able to find a fixer upper for 100k!!
We have also seen the new build market pick back up. The ghost town feel of an entire subdivision of lots with four model homes is being replaced with truck loads of framing materials and great incentives to qualified buyers!!
We still have a long way to go, but I see the light at the end of the tunnel!
WalMart: The new age of real estate
I got an email today. WalMart is opening real estate offices inside their one stop shopping stores.
This concept not only makes me laugh, it infuriates me as well. The jack of all trades method has gone far enough. There is documentation of WalMart bill pay centers sending water bill payments to the wrong state, their photo centers calling in CPS to investigate family bath time photos, sweat shop children making those cute little outfits you can buy for a fraction of the cost...and now real estate professionals to assist you with the most important financial decision you make.
It is one thing to bargain shop. I still believe that quality and a strong knowledge base cannot be sacrificed. Our team and many other professional agents I know are not discount realtors. We know we provide our clients with a high level of service. We produce documentation to substantiate our recommendations, we stand by our clients, assist to close of escrow, and deal with any and all problems that can arise throughout the transaction. We have the answers to their questions, if not, we find the answers. We are building and earning long term relationships.
