We have been enjoying a warm & glorious winter and the Green Valley, Arizona Real Estate market has been "warm" as well with 78 sales in the month of February as compared to 73 in January. While the number of sales are slightly ahead of this time last year with 153 as compared to 148 in 2011, days on market are continuing to outpace 2011 at 200 as compared to 168.

My personal experience YTD in 2012 continues to be a strong one with one of my high end listings at 2264 Buried Rock closing in January, and 33 Silver Sky going under contract in less than 60 days and set to close in mid March. In February 3396 Placita De La Fabula closed after just 88 days on the market. YTD I have had 16 transactions, 8 of those are my listings that are either sold or in escrow.

One month into 2012 and the Green Valley, Arizona real estate market showed both positive and negative results. On the positive side the 73 sales in January 2012 were well ahead of the 56 sales in January 2011. However, days on market continue to climb and were at 211 in January 2012 as compared to 179 in January 2011 and, the average selling price continues to inch downward at $161,976 in January 2012 as compared to $163,012 for the same period in 2011.

My personal experience YTD in 2012 has been a very positive one with one of my high end listings at 2264 Buried Rock closing in January, and 33 Silver Sky going under contract in less than 60 days and set to close in mid March. Also two of my mid range priced listings that were both on the market for $375,000 are under contract. Finally, 4 of my other listings either closed in January or have gone under contract.

Tubac Festival Of The Arts 2012

Tubac Festival of The Arts

In Tubac you can feel the excitement building in the air as vendors complete their last minute preparations for the February 8th opening of the 53rd Annual Tubac Center of the Arts. Dating back to 1959 this festival, which is sponsored by the Tubac Chamber of Commerce every February, has the distinction of being the longest running event of its kind in the Southwest.

From February 8th through the 12th, the town with the motto of "Where Art and History Meet", will showcase the work of hundreds of visiting artists and musicians from around the country and Canada. While the show is juried for quality, it is far from pretentious. A day at this festival means you'll be treated to serious paintings that share the street with whimsical sculptures, creative crafts and New Age music. Not to mention a food court packed with delicious treats that are sure to appeal to every taste and budget.

I am convinced that today I heard an angel sing. She had me at the first note, this angelic being whose heaven sent voice rang out and touched thousands of leaders and dignitaries from around the world with a message too powerful to ignore. One that calls on us all "to believe in a day when hunger and war will pass away".

On February 2, eleven year old Jackie Evanco performed at the National Prayer Breakfast, at which President Obama was the keynote speaker. With a voice as extraordinary as hers, it is easy to believe that all things are possible...including the day when hunger and war will no longer exist.

The Year ended with mixed results for the Real Estate market. On a positive note, sales were up as compared to 2010 with 824 in 2011 vs. 771 in 2010. Days on market climbed slightly from 169 in 2010 to 176 in 2011. Proving that the market has not yet stabilized, the average selling price dropped to $156,767 in 2011, down from $168,477 in 2010.

December definitely showed that the high season may be a great one with 64 sales for the month as compared to 48 sold in November. I can tell you that my 2012 has gotten off to a great start as several of my Sellers can attest to since they are now sporting "Under Contract" signs in front of their house.
