"Seller Just Ripped Me A New One" Because the Listing Agent Didn't.......

Okay I just do not understand why some listing agents can not follow their sellers instructions. This time it really cost me. My clients, who have a contract on a short sale in Prince William County Virginia and have lost out on another home because it went into foreclosure called me that they wanted to take a look at another short sale in Prince William County. I have no probem for our deadline has passed and no news from the bank.

I called the show contact and left a voicemail on the owners home phone that I was coming this afternoon, to call me back if that was a problem. I then called the listing agent, there was no mention of restricted times or appointment necessary in the MRIS. All she told me was just go and to "sell that puppy" .

My client and I got to the home and nobody was home. We entered the home and just were in the kitchen when the seller stormed through the garage door and started to let me an my client really have it in a very rued tone. Turns out she had instructed her agent that an appointment was necessary because of her daughters mental condition. With our cars being in the driveway and people in the house we could have caused her daughter to go back into shock and back to the mental ward at the hospital.

I just kept apologizing, that there were no special instructions except, show any time. My client after we got outside said that was very rued of her and wanted nothing else to to with the home.

I believe she had every right to respond the way she did.

One Short Sale in Gainesville VA

The one short sale in Gainesville VA that I am referring to is my first short sale listing. The first night after my seller signed the listing agreement, my one short sale in Gainesville VA, was horrible. "I couldn't sleep at all last night" to put it mildly. I spent all night worrying about how best to help in a real sad situation.

I have read so many short sale sad stories here on AR but to actually have a close encounter is really humbling and sad. My young seller is from the midwest, here working in Northern Virginia and just divorced. All alone now my client wants to return home. A high profile government job will be gone if their credit score takes a 300 point hit.

Being a Dad myself I knew this young person was really all alone in the big city and has made me feel an extra sense of responsibility to help as best I can. Not that I don't with all of my clients. This, one short sale in Gainesville VA, feels different. From our first meeting my client was so down and distraught.

Other then my duty as a Realtor I have tried to be extra upbeat and all so positive whenever we are together.

I sure hope this all ends soon.
