Check out the last Chattanooga real estate market report I did for July. My overall impression: meh. Slight decrease in the absorption rate (number of months to sell current homes for sale) from the top to the bottom. Nothing startling either way. I'd hoped to see a pretty big recovery from last month's abysmal disappointing numbers. I didn't. Better luck next month...

What can we learn from the redneck slip and slide?

  1. Lather up - don't be caught unprepared: anticipate what is going to happen or what is going to be asked and be prepared with a response.
  2. Let someone else pull the rope - accept help: if you can't get where you want to go on your own, look to those who can help you get there.
  3. Run - when you can see disaster coming, avoid it whenever possible
  4. When they stop pulling on the rope, propel yourself - even if you are counting on someone else to get you where you are going, be ready to make it happen on your own.

Carolina Chocolate Drops at NightfallThis week's headliner is the Carolina Chocolate Drops. I heard a pretty extensive interview with them on NPR a couple of months ago so I was pretty jazzed to see their name come up as this week's act.

The music that's mostly strongly identified with Appalachia seems to be the preserve of white folks (Deliverance anyone?) even thought it's actually not, so it's nice to hear an African American interpretation.

The bright spot here for Hixson sales numbers is in that $200-400k range. In most areas, the absorption rate (months to sell a home at the current sales pace) in that price range is similar to or even a LOT higher than the $100-200k range. But in Hixson - at least for now - it's almost half. Part of that is because of the lower level of inventory, 93 homes for sale compared to 171 but I suspect it's also a reflection of the fact that people are willing to spend a little more to buy a house in Hixson.

Chattanooga's Historic Neighborhoods: Glendon Place

Chattanooga Homes for sale, Glendon Place Historic NeighborhoodGlendon Place is one of those Chattanooga neighborhoods that you drive by all the time (it's just off Germantown so if you live points east & work downtown there's a good chance you pass it every day) but might not notice.

Don't get me wrong, it's perfectly charming whizzing by at 45 but you don't really appreciate it unless you make the turn and take a little Sunday drive through its winding streets.

Brainerd gets a bad rap sometimes as a not-so-happening place to live but it really has a lot to offer. Leafy streets plus good proximity to I-24 and downtown as well as newer shopping areas like Hamilton Place. What's not to love?

Glendon Place Chattanooga Real EstateEspecially when you've got A.D.O.R.A.B.L.E houses like these.

Make no mistake, some of these are older homes that probably need some updating and sweat equity, but really, what would you give to live in a house this cute?
