The County of Kauai Housing Office is awaiting the signed agreement with the State of Hawaii for its share of the economic stimulus funds. The County will then be able to purchase REO (bank owned) homes for low inome qualified buyers. These specific funds will only be available to purchase affordable REOs, no million dollar homes or private owner homes. It will be intereting to see how these funds will affect the market. This months REO (bank real estate owned) properties show an increase in escrows and sales. The sales figure should also increase in March as prices on Kauai have appeared to hit bottom and should hold steady for at least the next 6 months. Obama’s economic recovery plan should help some homeowners from foreclosure. However some homeowners are too optimistic and unrealistic. A few REOs in eviction are under the mistaken believe that they can “save” their house after foreclosure. Unless there is a period of redemption where the homeowner can pay off the mortgage it is to late. Any attempts to save the home should be before the foreclosure auction.

This weeks update is short and sweet. I have been away in Honolulu for 3 days and am hastily writing this Sunday night. The market has appeared to pick up as there are more REOs and other properties going into escrow the past few weeks. There are still more REOs on their way and it will probably be steady until mid to the end of the year.
