
Come join the Fellowship at Cinco Ranch for a day of fun and games. There will be a chili cook-off, hot air balloon rides, music and fun games for the entire family.
On Saturday, February 7, the fellowship will host a family festival to celebrate its 15th Anniversary; the festivities will run from 10 a.m to 4 p.m. The church is located at 22765 Westheimer Parkway at Peek Road.
Dust off your favorite chili and dessert recipes and enter the Katy Area Community Chili Cook-Off! The cook-off is being held in conjunction with the festival. Church groups and local businesses will be competing for bragging rights for the best chili, dessert and booth theme. In addition, family teams, life group teams and ministry teams are welcome to compete.

Early next week, I will be at the closing table with a young Katy couple who are purchasing their very first home. They have been delightful clients to work with and it will be an honor to sit with them as their dream comes true and they become Katy home owners. Although I have sold Katy homes for 19 years, there is always something so special about helping first-time buyers.
It is a buyers market and a great time to buy! My clients steadfastly proceeded in their pursuit of this most basic and universal American dream, a home of their own. Confident in their job security, with a sound down payment saved, good credit and the desire to change their lifestyle from apartment dwellers to home owners, we set out on our shared journey to find the right home.
On one of our home tours, we walked into a new construction home and, almost immediately, it became apparent that this just might be "the house". To our mutual delight it was a beautiful one-story in the heart of Katy. I cannot over emphasize the importance of the "feeling" a house gives a buyer when they first explore. As long as they receive sound advice concerning location, etc., this will be the time to move forward.
Having already lost two buyers, the builder was understandably eager to get this house off their books. The builder, Brighton Homes, a well-know and respected company, was ready to seriously negotiate which is usually not an option in the purchase of new construction. Most often, the builder will not budge off their price. My clients are astute negotiators and a fair price, including upgrades, was agreed upon. The timing was just right and excitement really settled in!
So, by the end of next week, the process will come to a very happy ending. My clients and, now, new friends, will be moving in less than two weeks. I can't wait to be invited over to see the decorated home.

Twenty years ago, when I became a Katy Realtor, it was an entirely different world re Katy real estate. Now, Katy's new construction is pushing into outlying country towns forever changing the lifestyle of these small outposts. One such town is Brookshire, Waller County, just west of Katy on I-10. Brookshire is easy of Sealey.
Ryland Homes has opened their new Brookshire development Willow Creek Farms. The community, being developed in 55S' lots, is in close proximity to shopping, I-10 and has easy access to the Grand Parkway. Willow Creek Farms will feature over 600 homesites with walking trails, a full Olympic style pool, recreational center, splash pad and a park. The HOA dues will be $450 annually.
In addition to serene country living, one of the most important features of Willow Creek Farms is that the children residents will attend Katy Independent School District as reported by the developer Ryland Homes.
According to the city's website: The City of Brookshire, Texas was incorporated in 1946. Before that time, it had all of the characteristics of a very small town and farming community. Brookshire has a long history of farming and ranching.
Flat land, productive soil and good rainfall make the area ideal for crops that need a lot of water. Plentiful grass and open land are ideal for the cattle industry. Agriculture was the major reason for the existence of Brookshire. Agriculture storage silos still operate in Brookshire, but not at their peak as they did in past years.
Growth of the neighboring town, Katy, has positioned Brookshire for much more growth. The City of Brookshire is encouraging economic growth in a coordinated, enthusiastic and cooperative approach through civic and business leaders.
It is always best to purchase new construction with the help of a Realtor; it will not cost you anything and it will give you the protection of a professional to look out for your best interests. Do not buy directly from a builder!

In what is sure to be a controversial decision, Katy Independent School District announced a new procedure for establishing campus attendance boundaries. The system will put a greater emphasis on effective use of tax dollars, staff accountability, objectivity and lessening the probability of neighborhood conflicts. Recently, there have been several very contentious episodes addressing new school boundaries; it is hoped that future disagreements will be minimal.
According to KISD, “The previous process of creating rezoning committees comprised of community members was designed to provide maximum public input. This process, however, put the burden of time consuming work, and accountability for the recommendation, on community members. After reviewing observations and recommendations from past rezoning committee participants, it was determined that a new process that utilized the talents of professional staff, while facilitating quality input from those impacted was needed.” Public Hearings will still be a part of the procedure with public input sought.
Alton Frailey, Katy ISD Superintendent, elaborated, “Katy ISD continues to expand as communities are developed to the west, however, due to the tremendous amount of growth in the past ten years, the district is nearing build out in several areas. Any time you make a changes to an attendance boundary, there results a complex domino effect.”
