Homes For Sale with a Pool in San Antonio, TX

Looking for Homes for Sale with a Pool in San Antonio, TX?

Well, you're not alone in your search. With 100 degree days and humidity that you can cut with a knife throughout the summers in San Antonio, many home buyers are looking for homes for sale that have a pool. Below, I'm going to five a few things to consider when looking for a home with a pool in San Antonio, TX. Before I do so, I want to go over one important detail that any home buyer should consider before conducting thier own home search. As a licenced REALTOR in San Antonio, TX, I run across MANY home buyers that begin thier home search on thier own. I regularly ask myself, "why would anyone want to go through such a difficult process, such as purchasing a home, on thier own?". I found that the answer was simple. Most home buyers don't know that: Using a Home Buyer's Agent is FREE of charge for the buyer. This means that using a Real Estate agent to help you purchase a home will cost absolutely nothing to a any home buyer, no matter what the case is. So, you get the "hand-holding and experience" of a licensed real estate agent in San Antonio, and the seller pays the commission for thier services. Could you ask for any more?

Ok, back to the meat and potatoes of this blog. Below you'll find some interesting points to consider when looking at San Antonio homes for sale with a pool:

  • Make sure to have your agent ask the seller of the home if he/she knows of any problems that they have had with any aspect of the pool in the past (even if the problem has been rectified).

  • Make sure that your real estate agent inquires as to the average monthly electricity cost for the property. Obviously, homes with pools, especially in San Antonio, TX, will require quite a bit more maintenance and upkeep due to the extreme heat here.

  • You're real estate agent MUST do an in-depth market analysis on the property BEFORE you make an offer on the home with a pool. Why? Because, naturally, homes with pools can have a significant impact on the price of the home in comparison to other homes for sale in the area without pools. You're agent must compare apples to apples.

  • Lastly, make sure that your real estate agent secures any warranties relating to the pool in writing, during the option period. If not, then the seller may never transfer a transferrable warranty into your name, leaving you no legal recourse.

  • One more thing to do. It never hurts to ask the seller for any and ALL pool equipment to be left on the property. Why not? Unless they move to another home with a pool, they probably won't need it.

There are many other considerations to make when looking for a Home for Sale in San Antonio, TX, but the tips above are a good place to start.
