Re. Real Estate sales in Garfield County: A recent check by the managing broker for Bray Glenwood, shows that sales are down from last year about 42% to 47%, except in the Rifle area. Sales here are down 23%.
Lender's advice: Lowering prices has not had as much effect as using buy-downs to lower the buyer's interest rate, therefore payment. This makes the property easier to afford.
Until the current economic crisis stabilizes or calms, lenders have told me that loan conditions deadlines are not very useful for the buyer unless it is the day of closing. I have been advised that deals can still fall apart at the table through no fault of the buyer. Focus on protecting the buyer's earnest money.
