Although local markets are still faring well in the Real Estate Industry, it seems that the National outlook is still a little bleak. The national housing market is defienitely going through a clean up and correction process. I still feel there is hope though....and for good reason.
1. Affordability: The drop in national prices has allowed the average American to be able to afford to purchase a home that fits their needs.
2. Inventory: Moody's economy.com estimates that there are about 925,000 housing units in inventory and demand for about 1.4 million meaning that over the next year or so the inventory will drop and prices will start to rise again.
3. Interest Rates: Rates are near all time lows and with the goverment continuing to stimulate the market rates will continue to stay where they are or even drop below 6% again.
Interesting to note is that economy.com noted that the Logan, Clearfield, Ogden areas are all considered undervalued.
It's November 1st and Cornerstone Real Estate Professionals is having a HUGE open house weekend. We have about 30 homes open on Saturday from 10 am to 4 pm throughout Cache Valley. We are planning on having these open houses once a month from now through 2009. We feel that in todays market we need to be more aggressive in marketing the homes we sell. Open houses are just one of the many marketing tools we use at Cornerstone Real Estate!

Well, the 3rd quarter numbers are in and here's what we're looking at for the Cache Valley Real Estate Market. The average sales price in the valley is $193,000...which is down $1000 from last quarter but still up about $7000 from January 1, 2008. As for the number of homes sol; we have gone from 220 in the 1st quarter of 2008, to 308 in the 2nd quarter....to 329 as of the end of the 3rd quarter.
Obviously home sales are still strong even with the slow down in the national market. We may not be at an all time high, and we have slowed down some, but Logan Utah and surrounding areas are still a great place to invest in real estate!
For the residents in Logan Utah and surrounding areas: People are still buying and selling homes!!!! Even in this slower market!
I just sold a beautiful $300K home in the Providence Highlands, a $150K home in Logan and a $150K home in Wellsville....all in September. Not bad for a slow market I guess. Now I know it sounds like I'm boasting a little but I point this out to show that homes still are selling.
Sellers, as long as your home is priced competitvely and is in good shape...it will sell. Be patient...but be aggressive in how you market and price your home.

A little bit about me: I grew up on a ranch in Teton Valley, ID. Our ranch is about 8 miles outside of Driggs, ID. After graduating from high school I moved to Logan, UT to attend Utah State University. After my first year of school I served a mission for the LDS church in the Hawaii Honolulu Mission. During those two years I learned how to serve others, work hard and work well with people.
After Hawaii I came back to USU and graduated with a bachelors degree in Finance with minors in Economics and Marketing. I received my real estate license in August of 2003 and have since then sold over 100 homes, investment properties and lots.
I have been married to my wife Jennifer for 3 years and we just had our first child, Lilian, in May of 2008!!! What a change it's been so far, but I am completely and totally amazed and in love with both the women in my life! Lily is now 4 months old as of September 2008 and is changing everyday. She amazes me at the rate she learns as a child!
