This Project was for a Real Estate Investor that wanted to flip his house in this down turned market. He hired us to transform this high end home into a show place. Vacant homes do not show well online. Buyers can not appreciate each room's size with out any reference. Upscale home staging decor only enhances this homes value and appeal. A couple of pointers to think about when staging a home yourself.

1. You are not staging to your tastes. A professional knows the market and what buyers want. Professional Realtors and Stagers see many homes on the MLS and know what the competition is. They know what it takes to sell. So it really does not matter if you like the staging yourself. You are selling your home- so make it appeal to the buyers. Trust your Realtor or Stager with their advice.
2. Keep the home neutral- That may mean to paint some of the rooms a more neutral color. We hear "designer colors throughout" , trust me- in most cases that is a clever way Realtors say- the paint color is will not go with anything. Think about it this way, if the buyer's egg plant color sofa will not go with your deep maroon color walls, then you better think about repainting.
3. Do not under stage a house that is high priced. If you want you home to look like the price you are listing it at, then do not skimp on the furniture or decor.
4. Make sure, if you hire a stager, that you see some examples of the type and quality of furniture that will be used in your home. Just don't go with the cheapest bid. You get what you pay for. If the buyer's don't say wow when they see your home- then you are missing out.

We had the fireplace that needed to be repainted so that the hearth did not stand out from the carpet. We choose a color to match the new carpet. The living room was very small so we found a small sofa love seat combo to make the room feel cozy yet large enough for a family to enjoy. We floated the love seat away from the wall to make the space work.

We added some decor to go with the animal theme, a built-in desk is behind the curtain. We wanted to show the office/ combo in this spare bedroom. Angles are important when you show a home on the MLS. You have to make the room look as large as you can and functional. Good photos are important as is staging.

This home lacked color and appeal. The owner had this comforter and we added the accessories.
