I was rewarded with (almost) a full office day today. Something I haven't had in weeks! I reference "almost" as I had to bug out for a little while to a nearby home to quickly de-stage this morning.

Q1 '09 -- It has been our best quarter ever!

Oh, my, oh, my . . . home staging has made it's way to the south! Could it be true?

Let it be noted. . . I am singing in the Rain! (YES, although I have been a part of ActiveRain for 2 years now, I must give some major credit to ActiveRain for the amount of Google business I have had this first quarter).

Here's just one story of my 1st Quarter 2009 Stories -- yes, just one (there is more I can share in a later post):

Client #1 finds Peachtree Home Staging on Google via my Active Rain Blog . . . she hires me to home stage

Client #1 refers me to Client #2 . . . Client #2 hires me to home stage

Client #2 sends me a testimony of satisfaction.

Client #3 finds me on Google via my ActiveRain Blog . . . calls Client #2 to verify their testimony of satisfaction.

Client #3 hires me -- house sells in 60 days.

Client #3 is so thrilled he calls his agent to say it was because of Peachtree Home Staging his house sold in 60 days.

Client #3's agent becomes Client #4

Client #4 is so impressed with the staging of her own personal home that she tells her broker

Yes, you get it, Broker becomes Client #5 to call me to train his Realtors regarding my home staging services.

As a result of Client #5, tomorrow I am going to home stage for Client #6.

Yes, I am SINGING IN THE RAIN!!! #6 and it is only APRIL, Folks!

What I love about this is that it is just one thread that I have active right now! I love the way I am getting repeat business from multiple threads right now.

I have been blessed to create this successful thriving business. But, honestly, I genuinely thank all of you that have followed my posts and ActiveRain for providing the venue that has ignited many paths of success for Peachtree Home Staging!

Guess I will end with a WOO HOO!

Out of the Box Thinking Creates "Off the Wall" Home Staging in Atlanta!

Peachtree Home Staging recently staged the most wonderful vacant craftsman bungalow located in the in-town Morningside / Virginia Highlands area of Atlanta, GA.

My assistant, Brette Duffner, and I thoroughly enjoyed this challenge. The home was built in 1925 and most of the walls were plaster verses drywall. The seller requested that nothing be hung on the plaster walls -- no nails, no adhesives. HMMM . . .

To compensate for the lack of artwork often used to accent the homes features, this brought on the challenge of selecting furniture and more particularly, key accessories that would do the highlighting for us.

Well, we succeeded thanks to our vast home staging inventory and creative planning! I think it is one of our favorite stagings yet! Here are our before and afters of a few of the rooms with plaster walls that really required some out of the box home staging thinking.

It's Show Time For The TEAM!

I recently staged an occupied home that belongs to a great Realtor, Rachel Hayes with Prudential Georgia Realty. She has a Realtor partner, Leigh Steele.

Together, Rachel and Leigh formed a TEAM prior to listing that they thought would give them the most powerful sales presentation possible for the home.

  • They had the home pre-inspected by Gary Sloan of Advantage Inspection
  • They contacted Dave Loeffler of Met Life for mortgage lending information
  • They had the home appraised by a local appraiser, Sam Williams
  • And I had the privilege of staging the home. I worked with a combination of Rachel's furnishing and accessories and my Peachtree Home Staging's accessories and furniture solutions.
  • Last, but not least, the home was video'd by Tom Knight of Knightyme Video Tours

So, ready for market, right? Well, yes, but, these two clever Realtors had one more thing they wanted to do! I know, you must be thinking, what possibly could be left undone?

Rachel and Leigh planned a wine a cheese party at the home, having all of the "TEAM" invite everyone we knew to come and see the PRESENTATION POWER OF A NEW LISTING THAT:

  • Has been inspected
  • Has complete lending information available
  • Has been appraised
  • Has presentation perfection through home staging services
  • Has complete on-line video room to room presentation

We had folks crawling through the home steadily for over two straight hours. There was "oh-ing" and "ah-ing" in every room. People were reviewing what an inspection report included, People were checking out the appraisal in detail. Rachel and Leigh were in constant conversation, as was I, on how home staging works. I noticed several people walk out with my brochure in hand!

It was such a great format for networking. Even though the people there were not necessarily there to buy this home, the one commonality among the guests was their mutual interest in our individual services.

Does Your "Trailer" Draw Folks in to View Your "Flick"?

In this market, your property for sale needs a great "TRAILER" or nobody is coming to view your "FLICK"!

My husband and I are planning to go a movie. We only do this a few times a year as it is now so convenient to nestle into the warmth of our own living room to take in a flick. We certainly do not want to waste our time seeing something that is not of interest to both of us. Therefore, we go to the Internet . . . view all the trailers of the flicks currently available, and narrow down our "Top Picks" that we both want to see.

If you are in Real Estate and if you value good marketing, I hope you see where I am going with this . . .

If you have a home on the market or you plan to sell in the near future, I hope you will learn something from this parallel . . .

I just signed off my approval on a staging job that I completed a week or so ago. I really enjoyed this staging project. I have worked with the home owner now for a couple of months and the other day was the big filming day for the TRAILER Internet video filming and photos professionally taken by Tom Knight of Knightyme Video Tours.

The FLICK home has really transitioned and the homeowners were a delight to work with over the past couple of months. They trusted my professionalism and knowledge following most all of my advice. As the FLICK DIRECTOR home stager, I provided detailed PROP accessory suggestions which included items they bought for the FLICK presentation. I also did some major re-design working with what they had. I supplied some rented furniture as well. They made some carpet changes and some paint changes that as I recommended to help set the stage.

My point is you'll have more viewers if you create the best possible presentation of what you have to offer and then, to attract those viewers you need the right "trailer".

The home had previously been on the market for some time (well over two years) with less than 5 or 6 showing. I believe that the lack of previous showings is because of the presentation and how that presentation was used to market the home.

Here are the real estate "PREVIEW" photo's that were previously on MLS to market the property over the last year. The TRAILER photo presentation just didn't encourage spending the time to view the FLICK home!
