Staging it Forward; One Step at a time

There are quite a few home stagers and Realtors in the Atlanta real estate market that are working daily to educate home sellers on the value of staging their home.

It was a "smile on my face" and a "warmth of gratitude" to find out that the ATLANTA HOME IMPROVEMENT MAGAZINE wanted to do an article on the benefits of home staging in the Atlanta real estate market as well as the how to find a home stager and what to expect from the home staging process.

One small step for the home staging industry; one large step for the acceptance of the home staging industry in Atlanta!

To WOW = Know your real estate market and demographics!

Extra space in a home, an over-sized room, a unique condition or feature . . . all of these things in a home get me pumped up to do something distinctive. I always use good taste, but I like to apply an unexpected or memorable visual for home buyers, helping them realize this space could be theirs to enjoy on a daily basis!

Generally, in a very short period of time I can create a unique presentation. I find it a challenge and the end result rewarding!

With so many homes on the market, a staged home has the opportunity to create a WOW.

And if a home owner pays to have a vacant home staged, they are paying for a WOW; and should receive that WOW.

I won the bid to stage this great home in Atlanta, just a few miles from Georgia Tech. I spent some time researching the demographics and conjured up a few ideas that would put a smile on the faces of the population of home buyers that would be scouting this neighborhood for their future habitat needs.

I also considered the Realtors in this area and what would please them and make them anxious to have an opportunity to show this home.

Here's a sample of my home staging touches that I consider out-of-the-norm, but very well may clinch the sale. At the same time, these are generic enough to appeal to that general audience!

Moral of the STORY:

Mr. McDreamy, the Narrator Is Back!

A few weeks back I wrote a post here on AR: Why I Market My Staging with Integrity

In the post I included this statistic: Under contract in less than two weeks; 3 offers were received; 2 were at full price; sold for $30,000 more than any other house in the neighborhood. Professionally Home Staged by Peachtree Home Staging.

Then I let you click the Icon to view the Video included in this post. While everyone was so kind to rant and rave regarding my talents as a home stager; most everyone also commented on Mr. McDreamy, the narrator.

Having good fortune, I just staged another occupied home in Alpharetta, Georgia (an Atlanta Suburb) and was once again was followed in by Tom Knight, the amazing photographer of Knightyme Video Tours.

That following week, looky, looky, what Tom wrote and published about Peachtree Home Staging and our business! (it's here on AR, too!)

I still have yet to meet Mr. McDreamy, the Narrator. But I am proud to say I am McAssociates with Leigh Steele and Tom Knight!

Now, if I could just meet Mr. McSteamy while arranging the towels in the shower! My husband would not approve of Mr. McSheets when arranging the bedding. I know I rarely have lunch when I stage, so Mr. McCook in the kitchen would be devine!

My Success Is All About You!

FINALLY! Here it is!

Oh, sorry, you haven't been waiting for it - I have!

The post I have hoped to do; hoped I'd envision; hoped to lay out there to my colleagues. Finally . . .

Actually, it begins as only relevant to me, but I hope you will read on; as my intent is to be relevant to you! Attention, Stage It Forward and Realtor Active Rain Member, it's all about you!

I'll explain in due time. Dilemma? What to do? What to do? Do I do a "Why Home Staging is Invaluable" post, or maybe "Do your sellers know Home Staging may quicken the home sale?" post? Or maybe this is a good time to display my multitude of before and afters from vacant home stagings in Atlanta that I have been so busy doing in March and April of '08. Or, the value of occupied home staging that now seems to be consuming all my time?

Yada, yada, yada, couldn't decide. Till today. Then I realized, it's all about YOU!

So how fun - it is all about STAGE IT FORWARD and the REALTORS! You as REALTORS and STAGE IT FORWARD members, tell me quick!

What should be my 101st post be? All I want to do is PAY IT FORWARD. You see, this is my 100th post and I have hemmed and hawed, deliberately not posting till I had a plan.

You are now assigned to determine my 101st post!

So, should it be  about how great Stage it Forward is; what I have learned there in the last year? Maybe it should be how much I have learned from the Realtors and their perception of home staging. Maybe it should be a post about all the great connections and friends I have made as a result of Stage It Forward, the Realtor group, and Active Rain. Maybe it should be about how my Web site benefits from Active Rain and the support from colleagues; or maybe my 101 should be about my business and your business, because if you are here with me, we together are better off!

You suggest, and I will write! Thank you for this small but relevant milestone can't wait to start out the next 100 with relevance.

I LOVE MY STATS!

Everyone love statistics, and I've got to admitt . . . I love mine!

In Peachtree City, Georgia there are currently 274 homes for sale. The average home for sale is $367,000. It is a great place to live, without a doubt. It was recently ranked as the 8th best place to live in the U.S. And, I eagerly second that!

Okay, back to the Peachtree City Stats . . . here's what flips my skirt and makes me smile, over and over again!

  • 274 homes for sale
  • 109 average days on the market

Wish I could say I staged 274 homes in Peachtree City, but I didn't. I did however recently stage 3 homes.

I absolutely changed the the stats for average number of days on the market, wouldn't ya' say?
