Has the market changed in your area? It sure has in mine!

Happy to say, my market has been going crazy...I'm working 16 hour days.... Not complaining, however, it seems to me that the bottom is gone and we're moving forward! GOOD NEWS!

I have not slept much in the last two weeks...My customer's are seeing the end of good lending...the end of the good FHA loans ending October 15, 2008 (so I'm told).

The foreign nationals...well I have 3...who are happy and telling their friends...there are great deals out there now...and they are not even short sales or foreclosures...just some great deals.

Katerina Gasset was quoted in the local Sun Sentinal today...great article Katerina and good info...great that you could help your customers...the market is down significantly...in certain area's...

Please read the Sun Sentinal's article from today's paper...Katerina said it best!

However, the point of my post is...foreign nationals are taking advantage of the current market...and I love it!

How many of you understand the benefit of Nuclear Energy?

While most of my life (actually 25 years) has been spent working in the Nuclear Medicine arena, I have come to realize that most of my friends do not understand the benefit of nuclear energy.

Nuclear energy, when managed appropriately can save the US ton's of money. It would reduce so many bills...It would reduce your electric bill. It is something that France has been doing for years.

We have the ability to make the change here. We have many nuclear energy sites in the United States, however due to the lack of knowledge of the politicians and the general public, everyone is afraid of this fantastic way of saving the consumer's so much money.

However, nuclear bombs can be devastating. Nuclear bombs from Europe are not going to be any different than what happened before...remember???

So, if a nuclear bomb was posed here, landed here...it would be devastating. The fallout from a bomb like that would eradicate more people than you can imagine. As the fallout drifts with the wind...people will slowly get sick. and die, more would be sick for a few week's and die...and the story goes on and on..the government does not want you to know this...

I'm going to stop talking about his here...

Is waiting for building permit's blocking your selling progress?

I was just wondering if other people in other states who have customer's that are trying to do repairs and/or who have advised their customers (not short-sales or foreclosure issues) that some minor repairs would help them sell.

I have found that hiring a licensed contractor (who is going to do repair's correctly) is a good thing...

However, most condo's require any changes to the unit require a builder's permit...even if it's only changing a counter top. This requires lot's of expense and lot's of contractor time.

I'm not sure how all this work's however, if there are some contractor's out there who can enlighten me, and/or agents...please do tell.

What if, I decided to go buy some tiles and put it over my old formica...Do I need a building contract for that...if I do, you have to be kidding. This is a facetious situation and I don't own a condo, however, if I did own a condo, and I decided to try and put a new surface on my counter-top's in my kitchen...I would need a "building permit"...I'm not building, I'm putting tile on something that is already there.

I'm not tearing down a wall, I'm not putting in new cabinets...I'm a novice trying to make my own kitchen look better...or for that matter...a novice, maybe worse.

What type of construction, changes to a condo requires a building permit... I live in Florida...However, I would like opinion's from all as to what constitites...construction...

Pasting down tile...in my opinion is not construction, or is it?

Please give me some help here.

New Art gallery in Fort Lauderdale, Florida

One of my customer's bought what used to be Wally's Tavern several month's ago.

Courtlandt and Michelle McQuire, a newly married couple purchased the well known tavern and have transformed it into a fabulous place for friends, visitors, and tourists.

It is now called Red Bar Gallery. It has been totally redone into a fabulous place with abstract art.

The food is fantastic...made fresh daily. The atmosphere is alluring and the clientele...unbelievable...from local artists, to other local bar owner's to the rich and famous...this is the place to visit. The a is fantastic...locals are famous and it's a fun place to visit...

Just tell them Karen sent you...ask for Antonio or Diane...they'll serve you up special.

Have fun and enjoy! The grand opening tonight was fabulous with signature fresh pizza and salad to die for, it was a great opening... With over 100 people it was out in the street with fantastic friends...

Stop by and say, "HI" the next time you're in Fort Lauderdale...you will not be disappointed!

Keep politics and Religion out of Real Estate. JMHO!

In my humble opinion, there is no room for Religion or Politics in a real estate transaction.

The people who contact you to purchase a home are doing just that...looking for your expertise.

Religion...steering people, albeit via Religion or Politics or communities is just wrong.

Actually, steering in general in Florida is illegal.

Treat everyone as an equal...treat them as a customer...politics and religion should never be a part of the sale.

Sale's are sale's...

Buying a home is just that...a purchase. You are there to facilitate the deal...not to offer opinions.

I hope you agree...in this area, steering is illegal...How about your area?

My 400th post - Respecting the elderly, albeit a friend, parent, or customer.

It took me a while to decide what to write as my 400th post...WOW, I've been on AR only since 9/11/07...hard to believe I wrote that many posts...however, I love the responses and comment's of all the wonderful people that I have met and become close friend's with on Active Rain!

Respecting the elderly - be it a neighbor, a friend, a parent, or a customer is something very near and dear to my heart!

It irritates me when people do not realize that ALL of us will be in this same situation...sometime.

I like to think that we will all respect these people...that we will all treat these people the same as we would want to be treated as we age.

I would also like to know that if you have a parent, customer or friend in need, that you help them in the best way that you know how and in the most repectful way...

If you are asked to sell their home, do it fairly.

If you are asked by a relative to help an elderly customer, who's children hire you from another state...do it fairly.

If you are asked (when you have a listing for an elderly person) by the children to check-in on their parent's once in a while...do it.

Most of the Realtor's(R) that are still in the business after the current market change are certainly here because they like working and helping people, AND! If they are working in the current market...they are dedicated to the cause! They love their job's! They truely want to help people!

Is it too much to ask? After all you are providing a service. These customer's, friends, children of customers are TRUSTING you to be a PROFESSIONAL...

Is it too much to ask? If YES, WHY? If NO, WHY NOT?

Property in South Florida...

I have it, or I can find what you want. It's very simple...What ever you are looking for here in South Florida...I can find it for you.

You keep looking on your own,...I know it's tough...but using an experienced Real Estate agent will help you... I'm a great negotiator...You will not spend more than the CMA or the market reflects...

Ask my current customer's and my peer's...I might be considered "ruthless" however...you will not have to spend more with me as your agent than the property is worth in this market...Won't happen!

Give me a chance and you will be referring me to all your friends!

Write it right or don't write it at all...contracts! I have lead's...want to work hard? Call me.

My broker offer's monthly courses in writing correct contract's.

If you are a new agent...you still have to deal with seasoned agent's, who know how to write a good and legal contract.

If you don't know how to write one correctly and you work in Fort Lauderdale...call me...we have monthly training and I am looking for some agent's to assist me with my customers.

I'm looking for someone who passed their test the first time, who know's or is willing to learn how to write a correct contract the first time. I am looking for an assistant who want's to work hard...I have leads...you want to work...call me.

I don't want a slacker...I work and expect the same of you..No BS, you want to make money, you want to work...call me.

Yes, in this market...the screening process will be tough..and...dress for success...no jean's, no shorts...professional's only...thank you.

OH....Okay...thing's have changed...People are worried about the price of gasoline...so am I.

I am being much more carefull. I work from home now and spend less time going to the office...

I guess the public is feeling the same way.
