Some of my current customer's only want a pool and a parking space, and a view of "something".
Other's want a view, a pool, 2 parking spaces, a place for their "future boat", room for their large families to have occasional parties, beach access, a larger "outside porch"...
Geeze, with inventory in south Florida, the condo situation is well over 16,000 units. I can find you pretty much anything you want.
A view of the north/east...Lighthouse Point and the whole beach in Pompano, or the south/east, of the ocean and light's south towards Miami.
Just name it, it's there and I can show you some of the most wonderful properties.
I can show you beautifully renovated properties, even from the late 1970's which have been totally redone with no assessment's pending, to newly built condo's at a heck of a deal...you know, the market.
What ever you want, I'm sure I can find it.

And it is a debacle. Do you have an opinion about who is going to help fix this depressed Real Estate market. Many of my customer's are inquiring about my opinion. I stay neutral...I really am not totally sure myself.
In this horrific time, when so many people are in foreclosure's...meaning their credit is ruined for the next 10 years...HOW DO YOU ANSWER?
How do you try to explain that this is a great time to buy...at least if you can do the new FHA program...If you have a decent credit score.
WHAT ARE YOU ALL TELLING YOUR CUSTOMERS? Does Hillary need to go? I think so...but is Obama the answer? I don't know. To be honest, I don't like the fact that Hillary lied about lot's of issues. Geeze, then again Obama's pastor...well that's a religious issue that I don't care to discuss, and it has nothing to do about government. McCain on the other hand has experience with war, but not the Economy...
WHO WILL SERVE US AS REAL ESTATE AGENT'S THE BEST?
Who is going to reset the Economy so that everyone does well? I only hope that the Economy in total is revised. I mean, this is the USA. Is there hope at the end of this mess? Is there one candidate that you can trust? and WHO?
So sorry, I do not like a liar and when Hillary lies...my skin craws... Obama will not ask her to be his VP...ever.

As we are all feeling the pain of the current RE market, it will get better. If you keep a positive attitude you will reap those benefits. Fortunately I get call's daily about my listings. Many of those are renter's right now, and a few are buyers.
Work is work, no matter if it's a renter or a buyer...pay's the bills (renter's) it's more work however, it's just business.
I met with a Realtor(R) tonight to show a property that I have to accompany on and he said the same thing.
Right now is a good time to buy, the interest rates are low and there are great programs out there for the buyers.
If you have some cash in the bank, you will reap the benefit's of the sales that are there.

According to the recent Realtor Edge issue, which is the official publication for the Realtor(R)'s of Greater Fort Lauderdale. (www.R-world.com), the situation is as follows:
1. Sincle family homes were up in February by 15%, condos/townhomes were also up by 15% and of all property types they were up a total (no-brainer) 15%. Well that is good until you realize #2.
2. Last year there were 2949 single family homes sold versus 2450 sold this February.
3. Last year there were 3789 condos/townhomes sole versus 2894 sold this February.
4. The total of all the properties sold declined by 16%.
The available inventory here in South Florida is such:
1. There are/were at the time of this published information 12,378 single family homes for sale.
2. There are/were at the time of this published information 16,290 condos/townhomes for sale.
3. The total amount of properties available at the time this information was published was 37,740 residences of some sort. In the month of January, there were 37,604.
Closed sales for single family homes were down 29% or almost a 40% change since last year. The average sales price was between $478,422 and $443,208. The median price is between $323,000 and $305,900.
Closed sales for condos/townhomes were down only 5% or a 29% change from last year. The average sales price for condos/townhomes was $213,687. and $222,577. or a change from last year of 13%. The median price as between $145,000. and $163,700. or a change from last year of about 26%.
This information is according to the statistic provided by Realtor Edge newsletter. April 2008 issue.
So as we see...it's a rough market!
