What's in your car when you are showing property?

Well, I guess this subject depends on where you live and the climate.

If you live in a cold region...I'd have a thermus jug with some hot water and some hot chocolate!

However, here in south east Florida, the weather is hot in the summer. I always have a cooler with Gatorade, water, soda, snacks, and some treats for the little ones.

In my area, I am always aware that many people that desire to retire in Florida may have a variety of health issues, I guess it's my 25 years of working in the health field that makes me worry and to be prepared.

The most serious customers that one may encounter on a showing is a diabetic. Their sugar levels may fluctuate... after many hours of looking at property. I always have candy, a Pepsi/Coke or two - not diet (no sugar) in my cooler in my trunk.

I also keep some pretzels, some energy bars, some peanuts/dried fruits...Everyone is different and sometimes we are looking longer than we might expect.

What do you have in your trunk? AND, I know...a screw driver, a hammer, RE signs, riders with your own name, pool, etc.

So, do you feel you need to be aware of the situations that you might incur while showing multiple properties. Should you expect this? Should you as an agent be prepared? Do you know CPR and should you?

What do you all think? Public and agents here, this is important to me as an agent.

The DRAMA of Real Estate, feel it, or leave it.

Drama, as described in Webster's dictionary is: 1 a literary composition to be performed by actors: play, esp. one that is not a comedy 2 the art of writing, acting, or producing plays 3 a series of events suggestive of those of a play 4 dramatic quality.

Dramatic, also described in Webster's dictionary is: 1 of drama 2 like a play 3 vivid, striking, etc.

Dramatize, also Websters...1 to make a drama 2 to regard or show in a dramatic manner.

When you meet you customer or client for the first time, How do you present yourself?

Are you dramatic? Do you oversell the listing? Do you do your homework and figure out exactly what they want?

OR, Are you selling what you want your customer or client to buy?

Do you sit down with a customer before you show them a property and really get a feel for what they are looking for? Do you prequalify?

Do you waste time by showing more properties than they will remember in one day?

I send my customers at the most 10 properties at a time. Of those 10, I tell them to pick the top 3 they like. Really, they "know" what they want...so eliminate the others.

HERE'S MY SUGGESTION! This is based on feedback from some special buyers that I have worked with.

1. Tell me the three properties that you like out of the 10 that I've sent you.

2. Show them the three they liked...get their feedback...then internalize and send them 5 more after they explained.

3. Hopefully, you looked and listened and know a little more. Tell them to pick three of the 5.

4. Schedule the three.

5. Get an offer of one of those...or move on. JMHO.

What a wonderful web we weave, when we practice to succeed...I don't know where I heard this other than my ex-husband, but it is so true!

Yes, SUCCEED, not DECEIVE!

I am so happy this week as I have 2 previous customers who called me and asked me for help.

I sold them their homes and now they need to sell for various reasons...Repeat happy customers...that is such a great feeling.

Positive transactions for any agent are great!

If you are a great agent, you facilitated a great deal for them in the first place.

They were happy, so you were happy!

Having a repeat customer or getting leads from previous customers is a great and positive feeling for a Real Estate agent - REALTOR(r). What a rush comes to you when a previous customer says, "You did such a great job when you sold me my home/condo that I want you to HELP ME AGAIN!"

What agent does NOT want to hear those words.

When I received those emails, it just made my day.

That is when you appreciate those who call you a Professional, you are doing your job, and you have satified your customers.

Not only did you make them happy, you are ecstatic that they loved you enough to call you again and ask for help.

What a great week I've had. One for the money, two for the road, three to get ready and four to go!

Come on now... :-), I need to more!!! :-D

Here's my opinion.

Your juice is as good as the content that you post.

Google is google. Many people write great posts and they are in never ever land in the google trail.

I don't know where I am on the google list, I don't have time to look. However, it must be somewhere special - www.KarenMonsour.com - because I get emails every day asking for my help in a real estate transaction...

So, do I need the juice? I might. Am I getting conversation without it, "I am"...so
