Town of Apple Valley
First Time Homebuyers- Down Payment Assistance Program
At this time, the Town continues to administer it's affordable housing programs. The Town of Apple Valley offers two programs to assist low, moderate and middle income homebuyers purchase their first home. The CalHome program is funded through the Housing and Emergency Shelter Trust Fund Act of 2006 to reduce the blight of vacant homes and expand the supply of affordable housing. Town assistance is provided to low-income homebuyers as a 0% interest loan, deferred for a maximum of 30 years.
The Neighborhood Stabilization Program Down Payment Assistance Program helps families buy foreclosed or abandoned homes within eligible Town areas. Town assistance is provided to low, moderate or middle income homebuyers as a 0% interest
loan, deferred for a maximum of 45 years. Funding is provided through the Housing and Economic Recovery act of 2008.
There are no monthly payments made on the deferred loans. Interested buyers should contact a Town approved participating lender to be pre-qualified for a conventional fixed-rate first mortgage. The lender will calculate the level of assistance to be provided by the Town before buyers meet with their realtor to select a home within an allowable price range in an eligible area.

8448 Milpas in Apple Valley, a house that sits on top of the world, well at least the valley has a new owner and is ready for new adventures. The new owner loves the sun room and watching the sun rises from the house in the morning.
It was the end to a happy day when Eric the new owner and Mary, the seller and I met at the house to officially pass the keys over and welcome Eric to his new home. In CA we do not, "table close". So many times the buyer and the seller never met. I'm not recommending every transaction work like this, but in this case the seller was there for all the inspections and was able to assist the buyer with and and all question that the buyer had.

Houses are selling! Hesperia and the Victor Valley, HOME SALES ARE UP!
The 2011 year saw an increase of home sales in Hesperia and the surrounding areas.
In 2010 there were 1532 home sales in Hesperia and 5428 full value transfers in Hesperia, Apple Valley, Adalanto and Victorville.
In 2011 there were 1650 homes sales in Hesperia that is an increase of 7.7% or 118 houses.
In Hesperia and the surrounding areas there were 5819 full value transfers. That is an increase of 7.2% over the previous year.

A full value sale is when a buyer gets a house, not when a bank gets a house back.
