Total Homes Sold 2011 in Gem County - Existing & New Construction

Over the last few weeks I wrote about the Total Homes Sold in 2011 in Ada County - Existing & New Construction. and the Total Homes Sold in 2011 in Canyon County - Existing & New Construction.

Ada and Canyon Counties are my primary market area, however I also work in Emmett, Idaho which is part of Gem County which is also quite a different type of market than either Ada or Canyon, so I wanted to include Gem in the Market Reports for 2011 year end.

Gem County is much more rural than both Ada and Canyon - though we certainly have rural and agricultural in both of these as well, the Treasure Valley encompasses Boise, which is the largest city in Idaho and is in Ada County as well as Nampa, which is the second largest city in Idaho and is in Canyon County but is part of the overall Boise-Nampa Metropolitan Area.

Gem County, on the other hand doesn't have any of Idaho's largest cities, and to give you an idea of the difference, according to 2010 census the entire Gem County population is only 16,719. Emmett, which is the county seat, and where I primarily work in Gem County is a town of 6557 people.

These numbers are for Gem County only.

The low was in January with 7 sold. I have not provided the graphs for 2010 but am interested in comparing them year over year as well.

The low for 2010 was January as well at 6.

2010 had a high of 26 in August with it's second highest in April at 22 and 2011 saw it's high tied for April & May at 26 homes sold each month.

Total homes sold in Gem County for 2011 is 236.

Total homes sold in Gem County for 2010 is 192.

That is a total of 44 homes less in 2010 compared to 2011. That's actually quite a difference compared to the overall amount of homes sold.

Total Sold Homes Gem County - Existing & New Construction

Now, compared to new construction - a whopping 2 of the 236 homes in 2011 were new construction homes. 2010 actually had 50% less with a total of 1.

New Construction Homes Gem County Idaho

Just for fun I wanted to check out 2005, the last full year of our peak. 50 new construction homes sold in 2005 - with 391 total homes sold.

If this doesn't fascinate you I don't know what would :-)

Total Homes Sold 2011 in Canyon County - Existing & New Construction

A week or so ago I wrote about the Total Homes Sold in 2011 in Ada County - Existing & New Construction.

Since Canyon County is also part of my market area, but tends to be quite different than Ada for a number of reasons I wanted to make the same comparisons for that county as well.

These numbers are for Canyon County only.

The low was in January with 183 sold. I have not provided the graphs for 2010 but am interested in comparing them year over year as well.

The low for 2010 was January as well at 153.

2010 had a high of 320 in April and 2011 saw it's high of 335 in June.

Total homes sold in Canyon County for 2011 is 3159.

Total homes sold in Canyon County for 2010 is 2920.

That is a total of 239 homes less in 2010 compared to 2011.

Total Homes Sold Canyon County New Construction and Existing

Now, compared to new construction - 130 of the 3159 homes in 2011 were new construction homes. Compare that to Ada County's 744 of the 6262 being new construction. Canyon County is a smaller population than Ada County, but look at the difference between how many new construction homes were sold compared to the total numbers. There are hardly any new construction homes being built in Canyon County and I would bet that the vast majority of that 130 in Canyon County are CBH homes.

2010 actually had nearly double total number of new construction homes sold with 241.

Total Homes Sold Canyon County New Construction

Just for fun I wanted to check out 2005, the last full year of our peak. 1900 new construction homes sold in 2005 - with 5924 total homes sold.

See? Aren't Market Reports Fun?

Winter has finally come to Boise, Idaho!

It is January 19th and winter has finally come to Boise, Idaho.

When Thanksgiving came and we had no snow in the mountains we were bummed. I guess no skiing or other snow sports over Thanksgiving weekend, but there is always Christmas vacation, right?

When Christmas came and we had no snow in the mountains we started to get worried. This is the best time of the year to get a lot of snowboarding and snowshoeing in without cares of work and school! Besides, what about the poor folks that bought season passes to Bogus Basin Mountain Recreation Area and are thus far not able to use them?

Skiing and Snowboarding Bogus Basin Boise Idaho

Well, finally the day has arrived, albeit much later than expected and hoped. Yesterday we had our real snow of the year, and today Bogus is open for business.

So grab your snow gear, call in sick (wait, I didn’t just say that?!) and get up on the mountain while it lasts. The snow in town is already on its way out and rain is on its way in. Hopefully the rain down here will at least lead to more snow in the mountains and we can have a good solid couple of months to treat winter as it was meant to be – a snowfilled playground.

Happy Winter Boise, Idaho!
