New Faces in Clovis!

Busy month in Clovis. We have had 83 new listings, 83 Price changes, 72 listings sold and 66 residential listings in Clovis are under contract.

In the past week we have had 19 new listings, 20 price changes, and 14 listings sold. Of those sold 6 were bought with VA loans, 3 with conventional loans, 1 with an FHA and 2 with cash. Average sales price was $137,883.

We have had signs of all the new transferees coming into Cannon AFB. License plates in front of me in the Sonic Drive thru (gotta love a good Rt 44 vanilla coke with extra ice) have included Florida, Nevada and even Alaska.

Other signs that we have newbie Clovisites are all of the joggers! Big men jogging, women pushing strollers, couples walking hand in hand. It is a good sight to see. We used to only have a few die hards hitting the streets every day but now its nice to see new faces enjoying our great weather.

Small Town Living

Well, I just got home from the movies with my family and living in the small town of Clovis, NM I thought we could go out to the movies on a Sunday evening and it wouldn't be too full. The movie had been out a week already, not a new release, and we were a little late. 3 minutes to be exact. I had swung by to catch the last of a 40% off the markdown price at Dillards, dont you love them, and then grabbed a Pizza at Pizza Hut which was a little slow and anyway I made us late.

I tell my husband to go on ahead with the kids while I dropped off my youngest with my grandmother and get to the movie 5 minutes late. The lady at the front tells me it is SOLD OUT. In Clovis, on a Sunday Night, after the movie had already been out a week already. I explain that my whole family is inside and they have probably saved me a seat and she lets me buy a ticket.

The Movie? Fireproof. The one by the creators of Facing the Giants, the one made by the church in Georgia, starring Kirk Cameron. www.fireproofmymarriage.com

It was great and Im glad that our town is supporting this movie. It was great to go watch a movie and not have to worry about what your kids are going to see or hear that I will have to explain to them later.

It was funny, made you laugh, made you cry, moving, exciting, all that. Anyway Thanks to Sherwood, the church that made the movie and thanks to Clovis for supporting it.

Back to Real Estate.

Well in the past week 21 homes were sold in the Clovis MLS, 10 went under contract, 23 listings lowered their prices, and 30 homes were listed.

Of the 21 homes sold, 4 were bought with conventional loans, 4 with FHA loans, 8 with VA loans, 3 were bought with cash and 1 was sold on a Real Estate Contract. Looks like the people who are being transferred to Cannon AFb are still buying homes!

11 of those homes sold were in the Northeast part of town.

We have a few new listings personally, 816 John Doe which has a huge living room with fireplace, big open kitchen and dining area plus a very nice big workshop out back for $119,900.

1612 Avondale is a big house with a big backyard, big living room and bedrooms. New carpet and updated kitchen and bathrooms, $145,000.

216 Rosa was the little flip that could. The current owners bought it for $64,000 back in March after it was on the market for 291 days. It was pretty ugly! Then they pretty well gutted it, all new windows, floors, walls, texture, paint, trim, and it is beautiful! We have it listed for $109,000 and are expecting an offer on it in the morning!

Leah listed 482 SR 523 last week. A Super nice 2 story, 5 bedroom, 4 bathroom home on 5 acres with a motocross track out back. All it needs are some trees for curb appeal. It is gorgeous inside and I had the opportunity to make a virtual tour of it. It is listed for $399,000 and they will look at offers. A new thing this week is my priority on getting together relocation packages to send out. I will also be buying peanut patties and giving them to the chamber of commerce to include as a welcome to the new people being transferred to Clovis. Welcome to Clovis!

There were 44 home sales closed in Clovis, NM from August 15th - September 15th.
List Prices ranged from $35,000 to $355,200.
Closed Sales Prices ranged from $35,000 to $332,500.

Average list price for these homes was $157,951 and the median price was $149,500.

On average, these homes sold for 93.1% of their final list price.

Marketing time ranged from 11 to 401 days on the market. The average was 116 days on the market.

This compares with 39 closed sales in Aug15 - Sept. 15, 2007, with an average sales price of $132,825 and a median sales price of $118,000. (More investors were buying at this time.)

10 Reasons to be glad you live in Clovis, NM.

In the wake of a slow week in Real estate.... I think everyone took a breath after school got started and we are all in preparation for the next wave of transferees from parts unknown....I thought I would make a list of reasons to be glad you are in Clovis.

1. Clovis has never been evacuated for a hurricane.

2. People in Clovis do not live in fear of hurricanes, earthquakes, nuclear war, tidal waves, animal rights activists, and many other natural or man made disasters. (Dont get offended - my mom is a big animal rights person and I own 3 dogs and 4 hampsters and love them. But we have few endagered species here and no one live in fear of losing their jobs beacause of prairiedog activists, though some have been humanely removed from construction sites. )

3. Most evenings are beautiful. Even if you do have a hot or windy day the evenings especailly in the spring summer and fall are perfect for enjoying on the front porch.

4. You learn to really enjoy a good thunderstorm and people actually come outside to enjoy the rain.

5. Football on Friday Nights. Did you see Clovis has a new artificial turf field? I hear its awesome.

6. You can see for miles. I enjoy the drive to Ft. Sumner/ Albuquerque where you can see the land just as it has been for the past hundred years. I had customers who got scared because they asked what was north of Llano Estacado Blvd. and I said farms? dairies? fields and the blue sky.

7. Sunsets are better than TV. The clouds make you say wow and they are new everyday. Thunderstorms are entertaining and I can now get doplar radar on my cell phone.

8. The people that come and go with the base are great. Since we have such a big in and out turnover because of Cannon AFB, we make new frieds every year. Our old friends are all over the world and we learn about new places.

9. We get really excited about little things like new stores, new restauraunts, and new things. We see people we know everywhere and are happy to meet new faces. We all pull togerther for common causes and are happy to help eachother out.
