Updating Listings in the MLS

I am besides myself with realtors who do not care enough about other agents to promptly remove the active label from their listings causing those of us working as buyers agent to have to call one by one ( each agent) therefore eliminating the showing button's usefulness. What gives people? Please keep on top of your stuff and let your staff know when their is a contract on something you have listed..Buyers agents are not going to be so keen to show your listings if you never update your staff or the MLS. It ends up being a big waste of time for me and other Realtors trying to be productive with our buyers and not waste their time and ours.

What is going to happen to people buying condos in complexes that are in arrears?

I have been seeing a ton of cut rate condos out there for 20 25 30 thousand that are cash only now because financing is not offered because of the condo associations that are in arrears. What the heck is going to happen to people buying in there in terms of condo fees and are they going to skyrocket when the bills come due? I know they are great deal but as far as I am concerned I feel very uncomfortable encouraging people to buy when a condo is in the red. What do you guys think will happen to these associations? Will the influx of new sales and new blood be enough to turn the financing dilemma and hoa dilemmas around?

almost happy to see foreclosure lists down in some ways

I have been primarily selling foreclosures but to be honest with you, its nice to see the lists diminish because it got to the point you had agents with like 200 listings and not only could you never get through to them to see if the house was still available before you showed it, you alsmot started avoiding problem reo agents because they were so abusive and did not return phone calls and acted like the wizard of oz answering questions so you could actually get a bid through. I have been a realtor for 14 years and frankly this hit was good for all of us because it got most of the parttmers out of the business and those of us who do this for a living have benefited. Just my opinion.. I have been busy.. There are alot of good deals out there...

I love foreclosures and bank owns

I do not know about the rest of you real estate agents but I have been selling primarily bank owns lately and to be honest with you, I love it. I have an anonymous bank to deal with who accepts offers emotionlessly and then I get to be really the only real estate agent in the deal.. ( just kidding)

I actually have really enjoyed the last deals I have done ( all bank owns) and they are frankly in so many ways easier to deal with than deals with 2 agents. Now before you jump all over me, I have been a real estate agent for 14 years and with the flood of unqualified agents who work one or 2 days a week and then never answer their phone, the whole bloodletting of all the real estate agents leaving our already overcrowded industry has been a welcome relief to me. Now those of us who do this as our JOB can get back to working..

I am not dealing now with someones sister cousin aunt etc just getting into the business. Everyone out there that is surviving has been around a while. Its pleasant for a change...

Just my humble opinion... Call me the old seasoned realtor if you will... I like the lower numbers of realtors out there and I love the bank owned menu of great priced houses to choose from for buyers.. Its awesome out there for buyers right now
