Emerald Greens in the Greenbrier area of Chesapeake, Virginia has long been one of Chesapeake's premier neighborhoods. Emerald Greens is located on the golf course of the Greenbrier Country Club and the homes are quite impressive in their style and sheer size. Most of the homes are two to three story designs, although you can find a few single story ranch homes in Emerald Greens. The building standards within Emerald Greens are strictly maintained via the architectural committee which ensures that the building standards are adhered to by all in the community. Exteriors in Emerald Greens are mostly brick or EIFS, although you can find a few with vinyl siding.
The homes in Emerald Greens are all custom-designed and many are breathtaking in the opulence of their design and appointments. Impecably landscaped grounds, sparkling pools, home theaters, and kitchens suitable to a master chef are not unusual in this amazing neighborhood.
Emerald Greens is a place where homeowners know their neighbors and you can see people enjoying the outdoors by taking walks, jogging or riding their bikes around the neighborhood. Occasionally, the households of Emerald Greens have community events, such as the neighborhood yard sale which was held during the month of June.
Emerald Greens has had a few foreclosures over the past two years which has resulted in a negative impact on prices. Plus, in Chesapeake, it seems that the higher end neighborhoods have incurred the greatest decline in prices as a result of the uncertainty in the housing market. However, over the past several months, there has not been an increase in foreclosure activity within the subdivision of Emerald Greens.
Over the past three months (Period July 4, 2010 to October 4, 2010), there have been two sales within Emerald Greens. I am pleased to say that I was the listing agent for the home located at 1307 Baffy Loop. Below you will find the sale statistics.

Cheshire Forest has long been one of Chespeake, Virginia's desireable neighborhoods. Cheshire Forest is a neighborhood with wide winding streets and cul-de-sacs lined with well manicured and landscaped yards. Cheshire Forest is a neighborhood with a variety of homes that range from one to two-story, brick to vinyl. Some homes have expansive front porches, others have substantive backyards.
There are a few man-made lakes within the grounds of Cheshire Forest and these green spaces provide a wonderful area for neighbors to enjoy the natural beauty of their neighborhood. In addition, Cheshire Forest has a few playgrounds that also provide a pleasant diversion. The central hub for Cheshire Forest is its stunning club house and swimming pool facility. The pool is also the home for a great community swim team, the Flying Fish. In the summer, the swim team participates in several meets with various local swim teams and provides a great opportunity for kids to compete and improve their skills. The active parent community that supports the swim team also has a great time with the various team activities.

I have previously written about the lovely neighborhood of Forest Lakes located in the Great Bridge area of Chesapeake, Virginia. Forest Lakes is located between Waters Road and Washington Road and features a central circular drive (aptly named Forest Lakes Circle) and several offshoot avenues and cul-de-sacs. The street names in Forest Lakes evoke the name of every tree imaginable...Maple, Pecan, Spruce, Cherry and Walnut, to name a few. The homes were built starting around 1990 and there are a few new construction homes available on the Waters Road side of the development. Houses in Forest Lakes range from single story ranch homes to grand two story homes. Forest Lakes, once the site of Homearama, boasts homes with many bells and whistles, although some of the interiors can be viewed as "dated" by buyers with an eye toward less traditional homes. Exteriors range from brick to vinyl, some have expansive front porches. There are some new construction homes on the Waters Road side of the subdivision. Many of the homes that are on the interior of the main circle border a man-made lake which is a popular haven for all kinds of water fowl. The community also contains a park with playground equipment and a club house.
Forest Lakes has not been plagued by a spate of foreclosures or short sales, although there have been a few. For that reason, as well as the natural beauty and desireability of the neighborhood, Forest Lakes has maintained its value relatively well.
