Fun at The Stripping Workshop in Worcester MA
One of my favorite businesses in Worcester, MA, is The Stripping Workshop. Before your mind goes there, let me tell you that The Stripping Workshop is a furniture upholstering and refinishing shop!
Occasionally, I'll have a piece of furniture, usually chairs, that need new upholstery. And without a second thought, I take the piece to The Stripping Workshop. They offer yards and yards of upholstery fabric, in all different price ranges. You select your fabric and leave your furniture at the shop. They give you a quote and call you to pick it up when done. So easy and so beautifully done.
Right now, they are working on a set that my husband and I inherited from his parents. It is a mid-20th century chair and ottoman, made in Denmark and very mod in design. I selected an art deco fabric of red and orange half-circles to replace the worn and matted original yellow fabric. The folks at The Stripping Workshop called me recently to come in because they needed to rebuild some of the underlying framework of the chair, which had become rotted over time. I decided that they were moving in the right direction, and they will probably finish the chair by month's end. I'll post some photos of the set once all the work is completed. Both the chair and ottoman are going to look fantastic.

Charlton MA Real Estate Snapshot for 2011
How's the Market in Charlton, Massachusetts? Well, as with many towns in central Massachusetts, Charlton saw a weakened real estate market for 2011. The economy, plus several unusual storms in the area, had a large role to play.
The two charts below tell the story. The number of homes sold in Charlton in 2011 was the lowest yet since the peak in 2005, and the average single family home price was back to 2002 prices.

There are currently 64 single family homes on the market in Charlton, MA. Of those, six homes have accepted offers but are continuing to market for back-up offers. There are also eight single family homes under contract. Only three homes have been sold in 2012 so far.
Summary and Predictions
With 64 homes on the market, there is approximately one year's worth of housing inventory in Charlton, MA. This is similar to other towns in the area. For 2012, I predict a slow but steady rate of property sales as we work through one last big grouping of foreclosures. Home prices may fall just a bit more but for the most part will be fairly stable.
For home sellers in Charlton, MA, this year will be the year to pull out all the stops. There is tough competition with bank-owned bargain-basement properties, so individual home sellers will need to provide what the banks don't: Clean, updated properties in move-in condition.

How did the real estate market perform in Holland, MA in the year 2011? As with many towns in South-Central Massachusetts, Holland saw a slow real estate market in 2011. Sales were slow, and prices were down. The graphs below show the story quite vividly:

You can see where the market has changed in the past ten years. Prices peaked in 2006, and volume peaked in 2003. For 2011, Holland real estate prices returned to 2002 prices (on average).
Current Market
