This report provides a snapshot of the real estate market in Oxford MA, from July 1 to September 30, 2009.
From this time period, 27 single family homes were sold in Oxford. The average sale price was $215,110 and the average time on market was 120 days (four months). Currently, there are 59 single family homes on the market, and 13 under contract. This represents about six months' worth of inventory available in Oxford - a positive sign.
For condo sales in the 3rd quarter of 2009, 7 units sold. The average sale price was $132,744 and the average market time was 101 days. With 21 condos currently on the market, and 3 under contract, we still have about 9 months' inventory of condominiums in Oxford. A slow market where condos are concerned.

Sturbridge Trail Committee Seeks Volunteers for Oct. 31 Trail Day
The Sturbridge Trail Committee will hold its final volunteer trail day for 2009 on Saturday, Oct 31 from 12 noon to 3 PM. Volunteers are needed to put finishing touches on both the Pond loop and Cabin loop trails on the Heins Farm conservation lands.
Volunteers will spread fine gravel, remove barbed wire, roots and rocks, and pick up trash. The committee especially needs folks with small utility type tractors. Wear work shoes and work gloves, and bring hard steel rakes, shovels and wheel barrows if you have them. Don't forget your water bottle!

Grafton MA Market Report 3rd Quarter 2009
Grafton is holding its own. In the 3rd quarter of 2009, 42 single family homes were sold, with an average sale price of $380,606. The average time on the market for these homes was 124 days. Another 18 homes are currently under contract; however, 115 homes remain on the market.
In the 2nd quarter of 2009, 32 homes sold in Grafton - with an average sale price of $383,986 and average time on the market being 122 days.
It is encouraging to see the sales volume increase while the average sale price is fairly steady; however, it is too soon to make any predictions about the 2010 real estate market in Grafton. The winter market is coming fast, and this always means slower sales. We'll keep an eye on it and report back after the first of the year.

Golf in October at Hemlock Ridge Golf Course in Sturbridge, MA
One of the most picturesque golf courses in Central Massachusetts is located in Sturbridge. Hemlock Ridge Golf Course is set among the western hills of town, allowing for beautiful views amidst the greens.
The usual golf season here runs from April 1 to November 30, and when I visited this morning, the course was busy with early risers. Not surprising, given the golden sun of the day. The course starts its tee times at 6 AM, and it appeared that several golfers were already finishing their nine holes.
Hemlock Ridge was built in 1970. Prior to the golf course, the land was farm land where the owners, the Palmer family, raised cattle. As time passed, the Palmers started to convert their farm into a golf course.
Hemlock Ridge is a nine-hole course. The course has men's and women's leagues and is host to numerous tournaments and fundraisers throughout its season.
Its location makes it a convenient place for golfers to play. Take Route 20, and head south on Holland Road. Hemlock Ridge is on the right side. Enjoy the view of the glorious green hills as you make your way to the clubhouse and 1st hole.
