Sales of single family homes in Dudley, MA are holding steady, but the average sales price continues to drop. Single family home sales for 2009 have been as follows:
In the first quarter of 2009: 10 single family homes sold, with an average sale price of $257,350.
In the second quarter of 2009: 21 single family homes sold, with an average sale price of $220,467.
And in the third quarter of 2009: 20 single family homes sold, with an average sale price of $207,230 and average time on the market of 127 days.
Another 17 homes are currently under contract; however, 87 homes remain on the market and these already have an average market time of 187 days.
The chart below makes it clear that home sales are slow. It is indeed a buyer's market in Dudley, MA. It would take close to nine months, perhaps longer, for the current inventory of houses to be sold if no additional properties came on the market.

Charlton Real Estate: 3rd Quarter 2009 Market Report
The real estate market in Charlton, MA
has seen an increase in activity as the year has progressed. Here is a quick breakout for each quarter:
In the first quarter of 2009: 19 single family homes sold, with an average sale price of $261,126.
In the second quarter of 2009: 20 single family homes sold, with an average sale price of $273,115.
And in the third quarter of 2009: 30 single family homes sold, with an average sale price of $239,640. Another 18 homes are currently under contract; however, 83 homes remain on the market (see pie chart below).

Good news and bad news: While the average sale price has gone up and down, it is wonderful to see that an increasing number of homes sold in the third quarter. As we head into the winter market, though, there are still 83 homes on the market as of today (10/24/09). This represents about another 9 months' worth of inventory if no other properties come on the market. Thus, Charlton remains a buyer's market.

This report focuses on real estate activity in the town of Holland, MA, in the time period of July 1, 2009, to September 30, 2009.
During this quarter, ten single family homes sold.
The average sales price of these ten homes was $186,100.
The average time on the market was 262 days - almost a year! For a lake community, this is surprising. Usually summer is a fairly busy real estate season for towns like Holland that center on lake style living.
Let's take a look at the same time frame in 2008:

Average price $192,215
Time on market 137 days
And 2007:
13 homes
Average $243,031
Time on market only 92 days
The trend is easy to see: Low number of homes sold, average price decreasing, and time on market increasing. For those who are trying to sell their homes in Holland, MA, these numbers can not be ignored. For buyers, this is another sign that it is still a great time to purchase a home.

Only 66 days? Yes - that's it - just over two months until Christmas 2009. How quickly the time goes. Luckily, in central Massachusetts there is a wonderfully magical store available to help us pull our holidays together: The Oakwood Farm Christmas Barn in Spencer, MA.
Owned by Jim Devereaux, the Oakwood Farm Christmas Barn has been a country tradition for many decades. The barn that houses the store is over 150 years old. If you read their history, you'll see that Oakwood Farm had started as a chicken farm, then evolved into selling Christmas trees, and finally came into its own as a top source for holiday decorations.
I visit the Oakwood Farm Christmas Barnon an annual basis. As my own tastes change over the years, I know that I can find decorations to mirror my mood. For example, when I was younger I loved lacey, romantic decorations. But these days I prefer the clean lines of glass and metallics. Whatever I need, the Oakwood Farm Christmas Barn will have it.
