What do these numbers mean?

First - the number of houses listed for sale in our MLS is slowly going down (inventory is shrinking - slowly).

Second - We sold 95 more houses in October 2009 than we did in October 2008.

Third - We listed 35 less houses in 10-09 than 10-08.

Fourth - In 2008 to date we had sold 1899 homes and in 2007 to date we had sold 2388 homes. This shows us that recovery is happening slowly.

It continues to be a Buyers Market for most of the Lynchburg, VA RE Market. The $150,000 to $250,000 priced Homes continue to be about equally a Sellers/Buyers Market. However; as this inventory shrinks it will slowly change to a Seller's Market for this price range in the Lynchburg Area.

This information is taken from statistics for single family homes provided through the Lynchburg Association of REALTORS Multiple Listing Service and analyzed by Kathy Carson - there can be variables that affect my analysis. I supply this information as a service to my customers, clients and business associates.

HALLOWEEN at TIMBERLAKE, VA - PART I

HALLOWEEN at TIMBERLAKE - PART I

And so it begins the decorating for a fun filled 2 days at TimberLake!!

We take Halloween seriously at Timberlake!

When I was a kid the really cool thing to do on TimberLake was for the boys to start walking at the "2nd" entrance & the girls start walking at the "1st" entrance & meet on "Pump House Hill!" There would then be an awesome perfume water balloon fight! In between the meeting there were toilet papered houses, gooed up mailboxes, egged cars, smashed pumpkins, etc - that was the "good ole days" when innocent fun was innocent - or so it seemed! Of course there were always a few causalities - I could name names but I won't!!!

This weekend to keep the "kids off the street" we have a TimberLake Homeowners Association Neighborhood Party hosted by the Viar Family at The TimberLake Tavern! This is not for the faint of heart - in fact when the lights go down and the strobes & black lights go on - I get scared and I set up a lot of it!! There are monsters everywhere and everything talks or jumps or glows or yells or bumps you! We eat, drink and we are a Merry Bunch - yep and we love to scare the kids!

KEEP YOUR PETS SAFE IN THEIR HALLOWEEN COSTUMES - Also Good for KIDS!

SAFETY TIPS FOR PETS WEARING HALLOWEEN COSTUMES

The ASPCA has some safety tips for Pet Owners who will be dressing their little four legged friend in a constume for HALLOWEEN!!

  1. The costume should not restrict nor constrict the animal's movement or hearing.
  2. It should not impede the animals ability to breathe, bark or meow (although for the life of me I don't know how you put a costume on a cat!)
  3. Try costumes on a pet befroe the big event. If your pet seems distressed, allergic or shows abnormal behavior, consider letting him go in his or her "birthday suit" or switch to a festive bandanna. (here again if you can put a bandana on a cat please send me a picture)
  4. Inspect your pet's costume & make sure it doesn't have small, dangling or easily chewed-off pieces that he or she could choke on.
  5. Poor fitting outfits can get twisted on external objects or on your pet and lead to an injury.
  6. To teach an animal to enjoy wearing a costume, get them used to it a little at a time, associating the fitting of the costume with the animal's favorite things, like a treat. By going slowly, you can make sure your animal is happy at each stage before moving on to the next one.
  7. Pets should always be supervised while wearing a costume. Remove it if he or she won't have your full attention.
  8. A pet should always wear an identificatin tag. Halloween is no exception. Your pet could dash out the door when you least expect it and this tag could be his ticket home. Make sure the address and phone number on the tag are up-to-date.

Now I am not going to dress my cats up in costumes - but -

I do believe these are great rules of thumb to follow for my GRANDCHILDREN!!

HAVE A SAFE HALLOWEEN!!!!

I am so Proud of my 1st Time Home Buyers!!!!

Second Part of my blog: A Realtor's Story regarding the $8000 Tax Credit for 1st Time Home Buyers.

I forgot - Yep Me who is the "Room Mother" to all of my children - I forgot to tell about them in my story!!! I was so busy defending the Tax Credit.

I am so proud of my First Time Homebuyers!!! And I tell them that! They have and are continuing to work hard and they can afford their homes!! The are excited about their new homes! Some bought new homes, some bought older homes they will update, some bought older homes already updated...

Who are they? Well let me tell you:

A Firefighter - A State Trooper - A Teacher - A Supertindent for a Plumbing Contractor - A Floor Sales Manager - An Architect - A Marketing Specialist - An "almost" CPA - A Social Worker - A Nurse - A Supervisor at a Manufacturing Plant - A Nurse - A Supervisor for an Industrial Cleaning Co - An Orthopedic Assistant - A Dental Assist - A Chiropractic Assistant - oh and they are single, married, newly married, Mommies, Daddys, Want-To-Be Mommies & Daddys and MY FRIENDS!!!

These young people are what makes our country strong - they are our future and I love seeing my Tax Money go towards this type of strong future!!!
