The Age of Your Tires Could Mean the Difference Between Life and Death

Did you know that your tires have a shelf life? I sure didn't until I saw an interesting news story the other day. It was actually very sad, a young boy named Andy Moore had gone on a graduation trip to Canada in the family van with what his Dad thought were recently purchased tires. He had a car accident that killed both him and his friend due to a tire failure. The tread actually peeled off the tire. The tires that he thought were new, were actually 4 years old when he bought them.

Tires begin to dry out and after six years of age can become very dangerous. A tire can look brand new on the outside with plenty of tread depth, yet be very dangerous because of the dried out inside. Government inactivity and corporate neglect have shown up continuously in the study of aged tires.

The government has been asked to impose a 6 year expiration date for tires, which is already in effect in countries such as Europe. America hasn't done the same because they claim there is no "set" expiration date for tires to go bad.

Few consumers even know the cryptic code that indicates the age of a tire. Undercover news reporters went all of the country to stores such as Goodyear and Sears and found stores that were selling tires up to 12 years old!!!!

Successful Open House Last Weekend

I partnered with Gehan Homes last weekend to host an open house at Amberwood in Kyle, Texas. We opened three homes with different floor plans for people to look at and knocked around $10,00-$15,000 off the sales price of each home. Kyle is a fast growing area and we had a great turnout ! I had the opportunity to do some awesome networking and even ran into an old friend from high school! Small world! I would suggest this to any realtor, it was a lot of fun.

Mueller

Mueller is a new community being built on Austin’s old airport site. It includes the development of homes that will house 10,000 new residents with approximately 4600 new dwellings. They will all be located within the town center and in the adjacent new neighborhoods. There will be 2,400 single family yard homes and at least 2,200 multi-family units. One quarter of all units will be part of Mueller’s affordable homes program. The community will also feature a mixed-use town center district with retail, entertainment, restaurants, upper-level office and multi-family dwellings, as well as the Mueller Central Information Center and the new Lake Park.

Upon completion there will be at least 3.8 million square feet of commercial office space that will be home to approximately 10,000 permanent jobs. The Mueller regional retail center is located at I-35 and 51st street and is home to many stores and restaurants, with plans to add more. Mueller offers more than 140 acres of open space with greenways, hike and bike trails, the community Lake Park, residential playing fields, and neighborhood and pocket parks.

The site is a beautiful one, complete with landscaped streets designed to support pedestrians as well as cyclists. The Mueller community also offers s a new elementary school, parks and playscapes, an outdoor performance venue in the Lake Park and preserved historic landmarks of the site’s aviation history.

HAYS ISD Seminar for Success

I received an exclusive invitation to attend one of Hays ISD Seminars for Success as a vendor. I got the chance give a presentation and talk about the available teachers programs such as the down payment assistance program and the HUD program. We handed out prizes to teachers and the event turned out to be a real success! What a great networking opportunity!!

With the horrible market conditions, Austin is the perfect place to relocate!

Today I read that 1 in 6 homeowners are upside down on their mortage. In some parts on the country, homes that were bought just a year ago are being sold for 30 and 40% less than their purchase price....and they say the market will only get worse.

Luckily, here in Austin, we have an extremely healthy market in comparison to other cities. Austin is developing rapidly and becoming a great place to relocate. Not only for it's affordable market conditions, but also for the beauty of the city itself and it's vibrant music, film, and art scene.
