Thinking about selling here in SW Florida?

Thinking about selling here in SW Florida? With the current market it is driving buyers to this area! You have a HUGH amount of buyers looking because the distressed area. If your not upside down on your home and are thinking about selling soon, now is a good time!

We are in season and the buyers are everywhere! People are planning their future! They are buying now and plan to rent out the home until they move here permanently to retire. You have to remember values are lower, if your waiting for the values to come up your going to pay more to purchase as well.

The reason I say sell now? You have the buyers attention now, also many of the buyers are tired of dealing with the banks on short sales and REO's. I have some buyers that I have been working with for a year or more they don't even want to look at short sales.

Yes, you will sell it for less now but you will also purchase for less too! Thinking about selling now? You can call me for an evaluation of your home to see my market plan!

Buying a home!

Buying a home........First you will need to find a Realtor that you trust, is honest and knowledgeable in the area. Than you will need a lender to qualify you for a loan if you are not paying with cash. Your Realtor will be able to help you with a lender. Once you have your price range the excitement begins!
Most people will know the city they want, next is to find the area within the city. You will need to do some of your own research, drive around to different neighborhoods to find the location you are happy with. Your Realtor, will be able to find listings within that are you like. Don't settle for 2-3 homes to view, view as many as you need to to find the best home for you. Go back a 2nd or even a 3rd time. Open closets, cabinets, look under sinks open and shut windows, people will look over a car purchase more than a home. Write notes on the listing print out, things you like that will help you remember the home. Write no if you don't like it.
Once you find at least 3 that you like you will need to find out how much insurance will be, property taxes and association fees if any. This will help you narrow down what one you like. Once you found the one you like have your Realtor get you comps in the neighborhood this will help you with the price to offer.
The most important part in buying a home you need to trust your Realtor! Once you have made a connection, that Realtor will work hard for you and in your best interest!

Good Luck!

Don't miss the Boat!

Don't miss the boat! With the decline in listings, the values are going up. Yes, this is a good thing but that also increases property tax. More and more buyers are still looking for that home 1800sq ft 3 bedrooms and 2 baths with a pool for 120,000.00. Folks, you have missed that boat, that was last year!

With winter coming, "many snow birds" will be arriving in Florida, shortly, with the expectations of last winters prices. This will hopefully force the buyers that wanted to purchase last winter to make a purchase this winter! Have we seen the bottom yet? We can only hope, but no one really knows.

Don't miss the boat this year, get in contact with a Realtor, who knows the market. Start doing your research, figure out what area you want to retire in or a vacation place. Find out how to make money off your property while you not staying in the home. Talk with your accountant, banker and most importantly your Realtor!

Don't miss the boat again this winter.... get on board!
