As Realtors are We Doing What It Takes?
Recently I had a listing in my “Farming Area” of a Seller who lost their job earlier in the year and made the decision to sell and move out of state closer to family. The property secured a Buyer within the first few weeks.
Unfortunately the transaction fell through. The Seller at this point had already made plans to move out and was now vacant. Naturally the Seller is very concerned about expenses and such and I assured them I would do everything possible to secure a Buyer right away.
I typically make a point to visit my listings every 10 days or so to make sure everything looks good usually on a Thursday or Friday before the weekend showings. This particular Seller had a Fabulous Pool Area with a lot of landscaping and I told her I would make sure the Pool and Lawn People were doing their job.

One night I received a call from a Realtor who has a Hot Buyer for my property and are coming the next day. I go to the property the next morning and the inside of the property has a Musky Smell because the A/C was at 80 degrees and humid outside. I look at the back yard and it is a mess. We had recently received a lot of wind and rain so the yard had Palm Fawns, Berry and Seeds all over on the walkways and pool needed a quick cleaning.
I quickly go into the garage and find a rake and broom and get to work. I then Grab the Pool Net and do a quick skim on the top of the water. Home Depot is close by so I run over there buy a couple of Air Fresheners and also pick up some Glass Cleaner and Paper Towels for the Glass Doors near the Pool Area.
When I am done, I am hot and sweaty and a site for sore eyes. Just when I lock the door, the neighbor comes over to talk to me and lets me know she is watching the property. Seeing how sweaty I was she invites me inside her home and gives me some water. She told me she saw me cleaning up the pool area and was amazed that I did that. I told her there is an Interested Buyer arriving shortly and I am doing what it takes to sell the house. I also share with her that I put in some Air Fresheners and cleaned the windows too. At this point, the neighbor is extremely impressed and gives me the name and address of another neighbor down the street who is thinking about selling as well.
Not only did I sell that house but also got the other listing and word of mouth in my Farming Neighborhood is that I am a Realtor that does what it takes to sell a house!

I clearly remember where I was the morning of September 11th 2001. My husband and I were watching TV in bed with our 6 month old son. We were watching the morning news and watched footage of the airplane that struck the Twin Towers in New York.
As I laid in bed, I thought to myself how could the Federal Aviation make such a mistake and then witnessed the second airplane hit the World Trade Center and my husband Mark said that was no mistake. At that moment we prayed in bed.
This is a story of a terrible historic event,
And here is the way that it went.
Heroes come in many different forms
And some are never even known
Giving all they could possibly do or give
From their hearts and on also on their own
An airplane crashed right thru building one,
Next thing people knew two was done.
Now both buildings down is the twin towers,
While people waited for hours and hours.
They watch the police and firefighters strive,
And see if their loved ones are still alive.
Not only did many innocent workers lose their lives
But now also many innocent helpers also died
All around America people are giving their love
Donating, hoping and praying for those above.
Now there are two lights where the towers once stood,
And they shine very bright thru the neighborhood.
All at the same time, everyone is upset and mad
Just thinking about all those families without their mom and dad
It makes me want to cry all inside
Ask God to Bless for all those who died
This event did not break apart the U.S.A.,
Because we are closer and closer to each other each and every day.

It’s Never Easy

Whenever possible I try to show my own listings. It gives me the opportunity to point out features and improvements that might otherwise go unnoticed that Prospective Buyers may like and appreciate to have in a home. I also enjoy meeting fellow Realtors in the area.
By showing my own listings I meet with many Prospective Buyers and can see how much they like or do not like the property which allows me to give feedback to the Sellers. It is really nice to see some Buyers and their Families looking around and commenting what they love and how nice it would be to live here. Sometimes you can tell right away that you know an offer is coming.
If a property is Clean and Priced Correctly in a desirable section of town you are going to get a lot of attention and most likely receive multiple offers. I recently had this happen to me on a couple of my listings. I met with 2 separate Realtors on the same day and each of them told me they would be submitting offers before the end of the day.
Both offers were pretty good, one of them wanted the Sellers to do work to the property like remove a playground from the back yard and convert the Garage back to being a Garage. The other offer was happy with everything and only wanted closing cost assistance. I notified both parties that we were in a multiple offer situation and they both quickly removed their contingencies and now both offers were equal.
Each provided evidence of Mortgage Qualification; however Buyer #1 was putting down more money and had higher credit scores while Buyer #2 was going VA with no down payment. So now the Sellers have to decide which offer to choose and ask me for my opinion. I told them that Buyer #1 is stronger however Buyer #2 really loved the house and probably would do whatever it took to buy this home for his family. In the end the Sellers chose Buyers #1 as they were more confident that they could close as expected which was important to the Sellers. Calling the Realtor for Buyers #2 was difficult as I knew how much they were hoping to get this property.
Another similar multiple offer situation happened to me and had a completely different outcome. I had 3 showings on the same day for this great Lake Front Home. Buyer #1 loved everything about the home and the Realtor told me she would personally deliver an offer to my office in an hour. I called the Sellers and told them I think I just met their buyer. The Realtor meets me in my office and the offer was better than we expected almost full price Cash Offer with a 30 day escrow. I almost cancelled the 3rd showing that day, but met with the Realtor and their buyers anyway. The Buyers were talking about all the things they were going to have to change and update. The Agent asked me if I had received any offers and I told him Yes and he was my last showing and if his buyer wants the house an offer would need to be submitted right away.
The agent calls me in an hour and tells me to wait that his buyer is on the way to his office with an offer. Buyer #2 offer is $10k over Sales Price with a 50% loan to value and a 30 day escrow. I think to myself “Wow”! I present both offers to the Sellers and they ask me what my thoughts are. I told them Buyer #1 love the home and wouldn’t change a thing. When meeting with buyer #1 I learned she had overcome some hardships in her life and this home would be a new chapter in her life.
Buyer #2 who was equally strong not to mention was paying $10k over Sales Price had different decorator tastes and wanted to change things about the property. In the end the Sellers did not choose the Highest Offer but went with Buyer #1. While I was happy to let Buyer #1 know her offer was accepted it was also sad to tell Buyer #2 their offer was not.
This is one of the challenging aspect of Real Estate, It is never easy.
