Survivor - Kentucky Style!

Old Oak Tree at our HomeAs many of you may know, Southern Illinois, Indiana and most of Kentucky were hit earlier this week with ice and snow. Being from Northern Indiana, the snow forecast didn't worry me at all, but the ice definitely makes me nervous! But, I felt like my family was pretty well prepared for a bit of ice and snow. Well, guess again!

We lost power Tuesday night and really weren't that concerned. We had the heat turned up, so the house was toasty. We didn't really plan on being without power for several days - Oops!

We woke up Wednesday to a chilly 45 degree house. We hadn't notice during the night because of our furry comforters! My husband made the trip to Morganfield (closer than Henderson) to check on his John Deere store and get a generator from the shop. I spent the 2 hours he was gone worrying. During the night, we lost cell phone service in addition to the electricity. I tried to call him and check on him, but couldn't get an answer. More grey hair for me!

We spent most of Wednesday working on getting heat into the house and finally got everything (almost) fixed up. We had heat, TV, and the Xbox. We were set. We have a gas stove, so I did more cooking last week than I have in a long time! We shut the generator off at night and curled up in bed with sweatshirts, long johns, a couple blankets and 4 very fuzzy, warm dogs!Downtown Morganfield

I have to admit, I missed my computer and the internet the most. I kept wondering what new emails, AR Blogs and Facebooks friends I was missing. I am however a very good sharpshooter on HALO 3, an excellent golfer on PGA TIGER WOODS 2007, and an even better fisherman on CABELA'S OUTDOOR ADVENTURES! Curt and I got to spend some quality time together and the dogs LOVED having Mom and Dad home.

We did end up having to put our frozen stuff outside to keep it frozen and we tossed a lot of stuff in the fridge (it probably needed tossed anyway)! We did make a few trips in to town for necessities: dog food and a new TV (ours died)! When we got home, we saw 6 great big military helicopters go over our house. I hope they are helping those folks that are still playing Survivor Kentucky.

I'm so glad that we have our electricity back, but there are many in Morganfield, Sturgis and Madisonville areas that will probably be without power for another week or even longer. Hang in there folks!

New Business in Henderson, Kentucky

As part of the PR committee with my local Board of Realtors, I get to go to Ribbon Cuttings for new businesses in the community. I recently had the pleasure of attending the Ribbon Cutting at Cancun Mexican Restaurant on Green Street in Henderson, Kentucky.

After the official cutting was done and pictures taken, we were treated to a sampling of the restaurant's menu. Cancun's was starting to get very busy with the lunch crowd, but they were seating people quickly and drinks were arriving at the tables promptly. I was impressed with the friendliness of the staff and an owner that was right there working alongside his employees.

I tried a chicken fajita mix and a seafood fajita that had big, juicy shrimp and a great flavor. I also tried their beef tacos and was impressed with the flavor of the meal. The atmosphere was fun and relaxed and patrons were constantly being checked on by servers. I saw large platters of food coming out of the kitchen, so if you go to Cancun, go hungry!!

The menu is affordable, the food delicious and the atmosphere fun! I would definitely recommend Cancun Mexican Restaurant for anyone wanting a nice meal and a chance to relax.

IT’S NOT THE MARKET’S FAULT!!!!!

I will probably make a few of my fellow REALTORS a bit cranky when they read this, but I am tired of the constant mantra of "The market is SO bad right now." You see, I received my first copy of Kentucky Realtor this weekend and commenced browsing through the pages. As a new REALTOR, I have been bombarded with how AWFUL the market is in Henderson and have seen a number of REALTOR's hang up their hats. It's been a bit scary for a rookie. These are knowledgeable, well-known real estate professionals who, for the most part, have made a good living as real estate agents.

I'm not a doom and gloom person. I tend to look at the bright side of most situations and have viewed my timing in this market as a learning experience. My thinking has been that if I can survive in this market, then I will have all the tools and intestinal fortitude to really excel when the market turns around.

Imagine my surprise when I read the statistics for Henderson's 3rd quarter-based on the numbers, Henderson is doing pretty good compared to other markets.

According to the Kentucky Association of REALTORS, Henderson has not had a huge downfall in the market. Now, this is for 3rd quarter 2008 vs 3rd quarter 2007, but I have been hearing how awful the last 2 quarters have been. So, here is the breakdown for Henderson, Kentucky Real Estate:

Some folks out there may say, "But the market is still DOWN". I will agree, but I don't think a measly 3 homes sold is cause for a panic. Let's just do the math shall we? I will use the median prices for each year as listed above and decrease the number of sales by the same percentage change.

Wow, that's not a huge difference is it? That $4,032.96 difference is $336.08 per month or $77.56 per week. I don't know about the rest of you, but that doesn't seem all that horrible. I guess we could be in the market that saw a 55.05% decrease in the number of sales or the market that saw a 29.55% decrease in the median price. For me, I'm glad to be in Henderson. I've got to work a little harder, but that's what I expected as a rookie. I've got to work a little harder.

2008 Henderson Christmas Parade

The annual Henderson Christmas parade has come and gone. This was my first and hopefully, not my last. As a team, the RE/MAX associates at RE/MAX Superior, REALTORS came up with a theme in late November: Homes for the Holidays. Now, I've never been a part of a float creation team before. I wasn't one of the elite at my high school that was asked to participate in building the class float or being in the parade. Needless to say, I was REALLY excited about this project! We are extremely lucky that Kelly Estes, the better half of one of our REALTORS, is extremely creative and talented. She figured out how to make the little houses and trees out of cardboard boxes and directed the artistically challenged (me) in the proper painting technique for the roofs of the homes. (No, Kathy DON'T hold the can in one place. Back and forth, back and forth, etc) LOL! It was great fun and worth the cold that I and others had the following week after our "craft day".

The day before the parade, we assembled and put the finishing touches on the float. I have to say it was a neat float. Surely we would get some kind of placement right? Well, we WON!!! 1st place in the corporate division!! Our first year in Henderson, our first float AND first prize! We were all so excited: giving each other high-5's and hugs. Then the parade actually started. What a great time! Even though is was very cold (20's) and we were all bundled up like eskimo's it was a blast. As you can see, we are all very proud of our float and have even talked about a bigger and better float next year!!
