4, Take a Rotary tour of Pella which includes a visit to Sunken Gardens Park

7. Purchase your own pair of wooden shoes

8. Watch the afternoon and or evening Grand Stand performance.

We had 70 Single Family Homes on the market in Pella during the Month of February 2009. Three homes were Sale Pending and 4 Homes Sold. Average Square Footage of Sold Homes 2407 ~ DOM 57 ~ Average sale price $262,688 ~ Selling Price per Square Foot $122.

The number of Sold homes was down from 2008 where we had 11 homes sold in the month of February. However the average sale price was up from $177,282 as well as the price per square foot which averaged $119 for February 2008.

March seems to be picking up, several Realtors have been showing homes and we already have 5 homes sale pending.

We all moved our clocks forward an hour this past Saturday, the days are getting longer and warmer. We all feel like getting out and about more. Homes sales historically pick up in the spring and I am looking forward to another great year in sales.

During the month of January, 2009 there were 15 new listings ~ The total number of homes for sale was 81 ~ 4 homes were under contract and 10 homes sold ~ The average price of a single family home for sale was $224,279 ~ Average squar footage of homes for sale 1865 ~ Average price per square foot $125 and average DOM 150.

A question that I frequently get asked is "How is the Real Estate Market"

I decided it would be interesting to see how the overall market of 2008 compared to 2007 in Pella, Iowa.

Here are my findings according to the Marion County MLS;

Sold Homes 2007 ~ 152 2008 ~ 163

Average Price of Home for Sale 2007 ~ $202,260 2008 ~ $204,607

Average Price of Home Sold 2007 ~ $195,770 2008 ~ $$195,566

Days on Market 2007 ~ 89 2008 ~ 125

I found these statistics to be very interesting. We actually sold 11 more homes in 2008 than we did in 2007. The average prices were about the same. The biggest difference is in the average days on market, it took an average of 36 more days on the market per house to sell.

One of my families favorite things to do at Christmas is drive through the De Vries's lighted Christmas display "Dutch Christmas in the Country" Enjoy over 2 acres festively decorated with over 55,000 lights. This event is free and open to the public.
