Ventura Thinking about Buying Lot for Park

There is a vacant lot (approximately 2.4 acres) located on the West end of Ventura, that has just gone up for sale. The City of Ventura is thinking of buying this land and making it a park. Ventura Thinking about Buying Lot for Park

This lot has several owners that could not quite see eye to eye on what to do with this lot and that lead to a mediation hearing where a judge ruled it should be sold and proceeds divided among the owners.

This lot is centrally located in the west end of Ventura and is surrounded by bungalow type homes which are common to this immediate area.

The Westside Community Council would love to see this lot become a park on the West end of Ventura, but it may not be that easy to say "yes" without some conditions to the "yes".

In order for the City of Ventura to buy this land, the city may have to tap into the pool fund money, set aside for the proposed public pool to be built at the De Anza Park, which is also located on the West End of Ventura. This pool was a joint venture between the city and Ventura Unified School District, however, the current soured economy has put the brakes on any movement to continue with the pool venture until sometime in the future when the economy turns to brighter days.

If the City of Ventura taps into the pool fund, then, that would deplete the pool fund and the pool plans would be dashed.

Because there was an overwhelming support for a park shown by the Westside Community, this matter of the City of Ventura buying the vacant 2.4 acre lot for a park will now go to the Ventura Parks and Recreation Committee to look at the feasibility of this idea.

While I am not opposed to a park area on the West End of Ventura, I am not sure I would trade a park on this vacant lot for the proposed pool, but the question for me would be, will there ever really be a pool built with the pool fund?

Whale Watching with the Island Packers

Gray Whales migrate yearly between Alaskan waters and Mexican water and back again to Alaska and pass between the mainland and the local islands. Whale Watching trips begin on December 26th and continue through the second week of April. Island Packers also offers island trips during this time that also will stop to view the migration!

Cottontail Day

Hop on over to the Ventura Harbor Village, Saturday, March 31 from 10 AM - 3 PM for Cottontail Day at the Ventura Harbor Village Main Lawn. Cottontail Day is a family fun community event featuring egg hunts, petting zoo, kid’s crafts, entertainment, & more!

Ventura County Real Estate Market Report Feb/2011 to Feb/2012

The data is in for the Ventura County Real Estate Market. In this report we look at the Single Family Homes sold in February 2011 and compare with the Real Estate activity for Single Family Homes sold in Ventura County as a whole for this February 2012.

Beautiful Ventura County includes these cities, Ventura, Camarillo, Oxnard, Ojai & Oak View, Santa Paula, Thousand Oaks, Newbury Park, Moopark and Simi Valley

What the data illustrates is the that while 34 less homes were sold in February 2012 compared to February of 2011, on average the list price and the sold price of Ventura County Single Family Homes appreciated 4.52%, 4.11%, respectively.

Distressed properties (foreclosures and short sales) made up 50.68% of the total Single Family Homes sold in Ventura County in February 2011 and made up 56.54% in February 2012. This tells us that distressed properties are still very much influencing the overall Ventura County Real Estate Market.

Also, interesting to note, that while the overall price appreciated, we still see a bit of depreciation in the distressed properties end.

The sold price to list price for all the Ventura County Single Family homes sold has held steady in the higher 90% range. What this indicates for the buyers, is in most cases, there is not much wiggle room in the list price, of course each property should be analysed with the most similar recent comparables to it, to determine it's value.

This illustration is an average of all of Ventura County Single Family Homes sold, but it does give us a general feel for the activity in the Ventura County Real Estate Market as a whole.

National Charity League Juniors of Ventura County presents Annual Gala

The National Charity League Juniors of Ventura County presents their Annual Fundraising Gala. The proceeds of the Gala will go to benefit the Pediatric Hematollogy/Oncology Program, the Children's Center for Cancer and Blood Diesease at Ventura County Medical Center, a partnership with Childrens Hospital Los Angeles Medical Group.

Evening d'Elegance and will take place Saturday, March 24, 2012 from 5:30pm to 11:30 pm

This Annual Fundraising event for the National Charity League Juniors of Ventura County will be held at the

The National Charity League Juniors of Ventura County National Charity League, Inc. was formed as a non-profit organization. Its purpose is to bring together in one group, mothers and daughters working in a social, cultural and philanthropic program. National Charity League, Inc. is known as the "Original Mother-Daughter Charity" and is unique in that there is no other organization like it in the country.

The National Charity League Juniors of Ventura County has raised over $600,000 for this worthy charity so far.

A worthy footnote for the host of this Fundraising Gala ...Peter Mullin the owner of Mullin Auto Museum in Oxnard, privately donated $50,000 for the repair of a sewer system at the popular McGrath State Beach.

The popular beachfront park and campground often floods during winter rains, and officials feared the sewer system would fail. McGrath had been scheduled to close, along with some other state parks, to help close gaps in California's budget until Mullin graciously donated the needed money to close the gap. This was reported by the Ventura County Star.
